Your shop could hurt the resail value of your property!??

As the regulars know my grandfather died, and I ended up with some of his goodies. but the saga of cleening up takes a strange twist.

Uncle got a realestate agent to look at the place. looked at the 10 year old 30X40' (aprox by my guess I haven't put a tape to it) shop, 2 story, (built in a hill,parking area underneth and ground level axcess on each floor) 2x6 insulated walls with t111 on the outside and 5/4 t&g knotty pine walls, plumbed for air, 220vac outlets every 10', several welder plugs, overhead powered cable lift on track, built in small part storage on one wall, kitchen style counter, wood heat, phone, big door with PU hight and a loading ramp. He used it to fix up OC-3 crawlers, and party. This is in adition to a two car garadge and 3 wood/storage buildings that could house 10-15 "M" siZed tractors.

Agent says that should price for the new owner to TEAR DOWN buildings. Even thought this place is in the wild counrty of New York (saratoga area)where every new place has outbuildings for the snowmobile and goodies. they "limits the number of prospective buyers" arn't these people supposed to find the buyer who wants to have a place to work on that old car/tractor or do they think everyone who can buy a house just wants to hit a little white ball? I can see the analogy of a pool being neutral to prop. value (since I would never want one).

So should I encourage the Estate to ditch this agent? Exec. is about sick of the job with nutty brother fighting with him on everything. And even if we don't what would be the best way to get the value of the prop. OH by the way presently priced at under $150K with 3acers in the woods, paved driveway, garden, very privit ("poor street appeal"), secure gun room, oil& wood heat 2 bathrooms (one set up to also be a darkroom) 3/4 bedrooms, can park car in basement. like I said 2 car detatached garadge. Phones everywhere (bad knees hated to walk to a phone) If I wouldn't have a 5 hour comute one way...
