I can tell you from first hand experience, that in some cases, an outside shop/garage does not add to the value of a property. The company moved us to Texas in 1996. The Wife found a nice new two story place, but did not have a shop for me..So, we bought the place and had a 24X36 shop built. All Steel, concrete floor, windows, elec and all the works.. The company then moved us back to Kansas in 1999. We ended up selling the place back to the company because the appraised value of the place was far, far less than what we had wraped up in the place.. The appraised value was the average of three seperate appraisals.
