Have been throgh this situation twice and i understand where you are comming from. First I bought a house in a subdivision and buit a shop from which I reconditioned VW bugs. Neighbors and local officials gave me a fit so I started looking for something that would fit my needs as the VW thing was generating a very good second income.I found a place and the realtor for that place agreed to market my first place but told me that the shop had no value because there were on others in the subdivision and if the actual value was added to the property that it would be hard to sell. I didn't have a problem with this in that the value of the property was about twice what I had paid for it and I figured the shop had paid for itself many times over.The second place was in an area where many places had shops ranging from barbers to full time auto repair but generally in a residential setting with properties ranging from 1 to 10 acres. I built another larger shop at this place and had no problems from neighbors or local officials for 15 years.Time to retire and sell out so contacted a realtor and the first thing she said was Love your place and that is a really nice shop.Sold to another retireing couple that was building a collection of antique cars and was looking for a shop,storage and a single floor house in a no hassle neighborhood.
