Land rental, how much?

I custom cut hay as a side job/hobby. We feed our 3 horses and my daughters 2 and sell the rest. Altogether we cut about 50 acres including our own. For the past few years I have been giving the neighbors whom own the land we cut on about 33% to 40% of the going value of the hay picked up off the field. Is this too much? Would I do better leasing the land? What is the average going rate of doing so? I would only use the land for hay, no crops. Tom
