Land rental, how much?

I custom cut hay as a side job/hobby. We feed our 3 horses and my daughters 2 and sell the rest. Altogether we cut about 50 acres including our own. For the past few years I have been giving the neighbors whom own the land we cut on about 33% to 40% of the going value of the hay picked up off the field. Is this too much? Would I do better leasing the land? What is the average going rate of doing so? I would only use the land for hay, no crops.

We're just south of the Michigan border and here if it is strictly hay $100/acre is about the going rate, more if irrigated. It used to be common practice for the land owner/tennant to split the crop 50/50 and cost of growing the crop 50/50 (seed, fertilizer, chemicals) when land owner supplied the land while tennant supplied the machinery and the labor of putting it on the wagon. From there tennant takes his half and land owner has to unload his half if they aren't his wagons or if they are his wagons he can do whatever he wants.

Good, I'm not alone. I thought the same thing! Funny how it sounds good sometimes, but reads completely different (at least I THINK he's talkin about his daughter's 2 horses:-)

The going rate around here in Oregon is 25/75 but I sort of make deals with people a lot of the time I get all the hay just for cutting and baling. A lot of people with small 5 or 10 acres will just be happy to get it cut once a year. Walt

Tom, leasing land sorta depends on the area of the country and the conditions w/the guy you lease from. I lease 5A to cut hay on, but its understood that I put fertilizer back on the land. I pay the lady $100 a year for the next 2yrs and I keep all the hay. Some people will want as much as 2out 3bales if they have to bale it. I would offer only 1 out of 3 bales. In the meantime, be out looking for another place to lease, always have that Ace up your sleeve.
If we don't get rain in Tx, there "ain't going be much hay" this year.

you feed your daughters hay too? how did you get them to eat it? i'd like to know cuz if i could get my son to eat hay i'd sure save a lot on grocery bills!
