hip roof barn roof replacement / repair

I am looking at a abandoned farmsite with 40 acres to purchase. The buildings are mostly worse than nothing. The house was log construction and had a fire, the value would be more if they had not put it out. It is only good for raccoons and woodchucks. The gem (if it is) is a hip roof barn. The bottom is cement block with cement floor and gutters. There is only one door big enough to get a ford tractor in. The lumber for the loft floor is planed tongue and groove, the ceiling joists are 2x12 also planed. I think that dates the barn as late 50"s or early 60"s. It seems about that old. There is about 6" of loose oat straw in the loft dry and yellow. The loft floor from underneath looks great, no rot or damage. The roof trusses look structurally sound. I believe they are built up from four 1" boards. The roof sheathing and shingles look like they need some help though. I think the best thing to do may be go for some type of re-roofing. I would guess the barn is about 40x60" with 8" sidewalls. The hayloft it pretty giant looks like you could fly model airplanes in it, at least once the overhead conveyers were removed. I was wondering if anyone knew of a system that could replace the existing roof or cover over the existing roof that would make it tight enough to possibly turn into a cabin like living space or... If anyone has reroofed a structure similar to this building in the past, I would be interested in hearing about what material was selected and the cost of the job.
