That's one of the reasons I will very seldom deal with anyone who won't go through a real estase agent. You never know if they are serious or just what they've got up their sleeve they like to try and pull on you. Sometimes it costs a little more if an agent is involved, but there is a lot more protection for both the buyer and the seller. Kind of like the old saying about a lawyer who represents himself in court: He's got a fool for a client and a jackas for a lawyer. Even honest sellers who think they are saving a little money by doing it themselves usually end up either getting less than they should have or pricing it so high they scare away serious buyers. For sale by owner is about on par with do it yourself brain surgery as far as I'm conserned.
