Arrrhhgh!

Been dealin' for months now to buy an old couple's farm so that the wife and I can go out and "scratch around" & "play farmer" in our sunset years.

Owners called and said their kids had talked them out of selling the place.

We always thought it was kind of odd that they would never let us sign a purchase agreement or accept any money from us.

Okay, back to the drawing board to find another; trouble is, the really good ones are never for sale and we really don't want to go thru a real estate agent. Might have to tho. Grrrrr , hate this part!

Allan;
I've sometimes found that the best deal is the one that goes sour at the last moment. It gives you the "kick in the pants" push to keep looking until you find that pot of gold.
If eastern Dakota is of interest, check out the link below. One owner is selling 34 farms totaling 5200 acres. All are cash rented for over an average of $100 / acre. Buy it all, and sit back and collect over 1/2 mill a year....easy money.

I know where you are coming from Allan. Before my husband died, we had built a spec house specifically to sell it for $$ to buy our own farm. We sold the house in Oct. 2000, and we started farm shopping. He was killed in a snowmobile accident in Mar. 2001, without ever owning a farm. It took until last spring for my children and I to find a place reasonably priced. All we got was 33 acres with our place, but a nice shop, house and other outbuildings. Enough for a few toys and some heifers. Todays economic situation makes it hard for people starting out and it really doesn't matter that interest is 5% if the ground is $3000 an acre. It is a wash when you compare to even 5 yrs. ago with decent land (in my area) selling for 1000-1500 an acre, but interest was 9% for a 15 yr. fixed ag real estate loan. And look at crop prices, milk prices, whatever... they are nearly exactly what they were 2 decades ago and expenses/land prices/equipment, not to mention fuel are 10X what they were. It is frustrating! Good luck to you and your wife. Hopefully one of these days, a property will come up that is perfect for your family. ~Heidi :o)

Same thing around here Allan. The available properties are either underwater, on a flood plain, on the side of a hill, right next to a proposed 60 acre manufactured homesite, or are 20 feet deep and three miles wide with frontage on a road which about to be upgraded with asphalt.

That's one of the reasons I will very seldom deal with anyone who won't go through a real estase agent. You never know if they are serious or just what they've got up their sleeve they like to try and pull on you. Sometimes it costs a little more if an agent is involved, but there is a lot more protection for both the buyer and the seller. Kind of like the old saying about a lawyer who represents himself in court: He's got a fool for a client and a jackas for a lawyer. Even honest sellers who think they are saving a little money by doing it themselves usually end up either getting less than they should have or pricing it so high they scare away serious buyers. For sale by owner is about on par with do it yourself brain surgery as far as I'm conserned.

I don't really agree. Although I have had generally good luck with an agent, the best land deal I ever got was a private sale. Didn't cheat them, we both just saved the real estate agent fees. Total attorney fees were less than $600 on a $400,000 purchase! I'll take that any day.

Naw,

These folks are elderly. In their 90s and I can't blame 'em for wrestlin' with this one.

They've been there for 60 years and I'd have the same feelings they do if the shoe was on the other foot.

It's a darned nice little spread tho, and has potential that goes on forever. :>(

I always tell mine ( when I was a little boy I played with little tractors but now I am a big boy so now I play with big tractors) it doesent always help so I figure thats what valentines day is for..At least I dont drink it away any more..And she knows to have a really big farm sale when I go to plow with Red tractors in heaven..

I had an uncle that did just that... closed his eyes and landed his finger on the map... and that is where he went! He started in NY as a cop (same precinct as Hill Street Blues), went to TX to get divorced, then his finger led him to MN where he worked as a postal deliverer, then started milking goats, then jerseys, then holsteins and now... he sold his herd and went back to college, got his masters degree and is a college english professor! LOL ya never know what God has in His plans! ~Heidi :o)

Boy I tell ya I am sittin here feeling real disappointed for ya...I and many others were really looking forward to you sharing the experience with us as you made your mark on that property. I know you really had your heart and mind set on it, so it can't be easy to have it snatched away from you.

You have travelled around our sun many more times than I have, so I wouldn't presume to tell you anything you don't know about God's greatest gifts being unanswered prayers....but I will tell ya that I am pullin for ya and hopin that at the end of your climb there will be an even better place for you...good luck buddy!
