Welcome to Farming ! People been trying for years to figure out that very thing ! Ha ! Ha ! Everything always sounds easy until it's your turn. Some folks who don't live on the land usually just sell to the lawyer who offers to take it off their hands. I don't mean to sound harsh or critical, just offering one view of reality.
