Alrighty then here it is in an abbreviated format

1. House was drawn with walk out attic
2. Bldr claims he could do it
3. Plans submitted for engineering and permitting
4. Permits issued engineered for 120 mph wind load
5. Engineering provided truss plan to truss manufacturer
6. At this point I was not aware of any issues
7. House was framed out for walk out attic including doorway
8. Rework required on office tower (rebuilt 3x)
9. Trusses delivered during final office rebuild
10. Week later trusses started going up
11. Main trusses installed with no issue
12. Garage trusses installed
13. We pointed out to bldr garage trusses did not accomodate walk out attic
14. Bldr said the walk out attic unavail due to engineering changes required for wind load. Std attic trusses were installed with scuttle hole.
15. Bldr contacted engineering and bldr informed us that engineering said that trusses could not be altered. We had what we had.
16. We contacted bank and bank deferred to builder since trusses engineered to wind load code
17. Wife and I grumble ALOT!
18. Bldr makes other concessions to minimize our grumblings
19. I am now trying to add attic space in main house with another 2 scuttle holes.

Not sure what can be done now other than PUNT and build out attic with what space I have avail.

Comments?
Where did we screw up beyond
a) engineering review of truss plan (hindsight)?
b) approve truss plan prior to truss installation

Thought GC was operating with our best intentions in mind (naive) but I have found speed is utmost priority in recent residential construction boom. Haste makes waste yet bldr has continually tried to ease this bump in the road.
