My Mother has 160 acres leased to a farmer that pays her $750 a year. The man runs Black Angus and makes LOTS of money as he has nearly 1,500 leased acres all over town. Because my Mom leases to an established farmer the stae of Vermont considers that her land is under 'Current Use' which is our version of the Ag/Res idea. That $750 while incredibly low for leased farmland saves my Mother over $10,000 a year in property taxes. Without this deal she would have to subdivide and sell housing lots over 10 acres in order to be able to keep any of it including the house where she was born...
