In my opinion, with your cub and $500, that's $3700 for a 450 with poor rear tires and needing some minor work. That seems a little bit high to me. Seems that tractor is worth around $3000 or so, give or take some. What are they asking for the 450 out right? I would sell the cub as you are doing, then maybe go see about that 450 and/or keep shopping around. Maybe if the dealer threw in the tires and fixed the small things you say are wrong with it, and have them change all the fluids, then maybe it is an okay deal.
