ot- taxes-whats an agricultural district?

I bough some ground in ohio and recieved an application to put the ground in an agricultural district.It's all filled out, just needs my signature,but i don't know what it is.I'm going in tomorrow to see,but would like a heads up so i have an idea what i'm talking about. Thanks.

This is NOT the same as CAUV. If a water district runs a water or sewer line past your farm, they can asses your land for the higher value since it's worth more with utilities out front. It would have cost us $60,000. The water district told us we could pay up front or they would put it on our taxes. Bottom line, we would have to sell to pay the assesments. The Ag District Law prevents them from forcing us off the farm, as long as it's being farmed, they can't do a thing.

An AG District is a tool to protect farm land from utility assessments, nuisance suits, and claims for immanent domain. You must be actively engaged in agriculture. You need to have 10 acres or a combination totaling ten acres or an average farm income (not profit) of $2,500.00 over a three year period if your land is less than ten acres. The requirements are the same as for CAUV but you do not have to be enrolled in CAUV to have an Ag District (its your choice. It is renewed every five years.

Generally, land that is taxed and valued as ag land is at a lower rate, vs. commercial or industrial. If sold later for either higher valued use, it may require some extra taxes be paid on it- maybe for several past years. Ag land needs to be used for ag production to get the lower rate. Ask for details before signing anything, including repercussions regarding selling for another use within xxx years.

We already have the cauv evaluation that taxes the ground at a lower rate for agriculture,this is something different.
