land prices/poll

What do you guys think land prices will do in western Iowa, Minnesota and eastern South Dakota?

Will it be worth more 5 years from now than today?

A simple yes or no will work.

Land prices have softend in Prince Edward Island.They were paying up to 5 grand an acre here a few years ago,2500 would buy most anything that's forsale now.

I sure don"t know where land prices will go, but can"t anybody remember the 70"s and 80"s. They"re not making anymore land it can"t keep from going up. Then came the 80"s and it went down. My parents lived through the 30"s and I listened to them, Dad always said,every time there"s a boom there"s a bust following it. If youe look at history this rings true. Where was everybody when land was one sixth of what it is now and would cash flow? Walk when everyone is running and vise-versa. Lee

Land prices will go up. Land value not so much.
It's the buying power of the money in your bank account that shrinks. So the more of your shrinking value money you can convert into value holding land the better. Think of the $ sign in front of the number on your paycheck as standing for snowballs and you get the picture. I make ten times as much today as I did 1970. Gas costs ten times as much now as then. Same with cars etc. So not much has really changed.

Land prices always rise over a given time except when I own land . Then I can't get Half what land is selling for out of mine .

With no intention of profanity:

"Buy land, god doesn't make it anymore"

As long as the population increases the demand will increase but the supply will remain the same so on a long term basis landprices will go up in the US as in the rest of the world. Buy land if you can but make sure that you can keep even if the banks intrest gets heavier, that's not the right time to sell. If you on the other hand pay for it without loans...

The true value may not go up but the value of the US dollar is dropping like a rock so it will take more of them to buy the same thing

If commodity prices remain up for 18 more months (I believe they will....) then land will continue to climb for a couple years. Farmers will have income data that the bankers can live with.

I believe _some_day farm land (not developer land that is farmed, but real farm land) will dropp again, but that may be some time off.

The wrench in the machinery is if some govt (ours, China, Russia, Middle East, Brazil) does something real whacky & upsets the apple cart.

For now, it looks like the world has pretty good cash-flow & demand for more grains, the USA currency is real weak & should remain so, inflation has a good chance of rising.

All of these things together show a rosey outlook for grain farming for the time being.

Farmers, of couse, can't actually earn any money for themselves, so they will strangle each other trying to outbid rents & land sales to get as big a piece of the pie as they can..... Using up all the money they thought they were making on the higher crop prices.

But - someday it will all drop again. Saw the land next to me be worth over $2500 an acre & under $1000 several times in my life - and I'm not actually that old.....

I don't know about those areas but here in AR I'd say up. In the late 70's I bought a farm for $400 an acre. In '83 the value dropped to $200 an acre. Just the other day a farm up the road sold for $2250 an acre.

We are headed for BIG TIME inflation.
If your young and can buy land and lock in your rate. 20 years from now you will look like a genius.
Just my humble opinion but then i have always liked land...cant get to much land

4010 guy nailed it! If you are young ,load your plate with all the debt you can service. If you are old like me? Pay off eveything as soon as possible and you will have the opportunity soon.

Historicly land value increases 5 to 6% per year.
Prices are falling in Ca. now but, they are only going to balance out the 20% gains they showed in the last few years. So if your area is doing the same you have to be carful buying land now while it is readjusting pricewise.
