I was talking to a guy at an auction here in Michigan yesterday. Said he moved up here three years ago from the Summershade/88 Kentucky area,between Albany and Glasgow. He claimed land values there had colapsed there almost as bad as they have here in Mi. Said all the mills had closed and that was the poorest area in Ky now. Can anybody there confirm that? I love it down around there and would go there in a heart beat if I could find something there and sell mine here.

Land Between the Lakes & all along KY/TN border is high & getting higher. $3000/acre farmland is a bargin.

Maybe in some places, off the main roads, but I think he was blowing smoke. Progressive Farmer just named Barren County/Glasgow as the best place in the country to live. Lots of growth in Bowling Green area. Oil and gas leases are hot there too. My cousin just sold a 3/4 acre lot with no improvements for 35000. As you get over toward Albany, I dont know. Seems like if you could get away from the lakes and tourist influence maybe, maybe on that end you might find something. 2000-3000 an acre in there might let you do something on a larger tract.

We looked around Summershade 4 years ago,40 miles or so east of Glasgow,2000 an acre then.Hasn't gone up too much then is what you're saying.

Whyere have land values collapsed in Michigan. Houses maybe land I don't think so.

We had to lower farm land values here in Montcalm county Mi from 2300 to 2200 an acre this year,SEV. Land at auction was selling as low as 1700 an acre a year ago.

I don't know about that part of the state, but land prices in cental KY are sky high. There is a lot of development going on. I don't see how this can keep going like this. Farms that I thought were high in the late 70s at a thousand dollars an acre is now anywhere from 3 to 8000. Depending on were it is and whether it is sutible for housing projects. 73 acres about a mile from here brought 385,000 dollars and now new houses sit on it. Was once a Dairy farm.

385,000 dollars in NW Washington will buy you about 20 acres. East Indians are buying it up for blueberries and several farms here are going on the latest dairy buyout and they are being sold to berry farmers or for development. No place for the little guy to play farmer anymore. Some land rents for spuds and other organic crops are around 350 an acre
