can anyone give me some info on areas in the southern part of Missouri? maybe around Ava, West Plains any nice areas to retire in. I would like to find at least 30 to 40 acres. I am thinkin on draggin the family down this year to take a look. I am gettin tired of the long snowy winters in northeast ohio. I have heard that the winters are not to bad down there.

My sister moved down to Mo from upstate NY 3 years ago. The winters are easy, it does freeze occaisonally , very little snow or ice. They are an hr east of Springfield outside Fordland Mo. I suggest you visit in late July or Aug. before you move there, she said the hot summers bother them more than the winters down there. I paid them a visit last april and thought it was nice that time of year. You will also find it is alot drier than Ohio.

Hey Glen, Well water is pretty heavy round here and deeeep, we drilled 386' before we got into a good clear vein. Some of the older farm houses in this neighborhood still use shallow wells, about 80-100', but they need to watch usage in the dry summers. Like last year, next door they ran dry barely 2 months into a drought, that well is around 85'. As far as quality of water it's excellent, but high in minerals, I filter mine with inexpensive fibre filter and charcoal, and working good after almost 4 years. Being near an active fault line we do get shakers once in a while, nothing you can feel but, it does stir some sediment. Nothing over 3.9 since we have been here, and that was only once about 18 months ago.
The garden is a totally different story, although we have very fertile soil here with good organic composittion, it is extremely acidic because of the oak trees and mineral content I suppose. Anyway, when I asked the extension office how heavy to spread the lime he told me as much as I can pay for. So I went to the feed store to buy 50 or so bags, when I told him I was treating my garden area and a small paddock, he told me to forget the bags and he sent the truck out with as I recall 3 tons and I spread it on maybe 2 acres. Now I actually get green veggies. Anyhow, the rocks grow best in this area, but I have yet to find much market for them, every year I get more though. My neighbor calls them s*x rocks, 'cause they're always makin' babies. The soil is pretty heavy, but with a pretty good dose of lime and compost it is pretty easy to whip it into shape. Lots of people retired round here.

I lived near West Plains for nearly 3 years, and I really liked it. prices are not too bad if you get a ways out of town. Some of the areas are kind of rough though, so i suggest you rent for a while and get to konw people. Jobs in that area are pretty hard to come by if you are wanting to work some, and many of the small business people tend to treat their employees pretty bad.

Give west Tenn. a look. I just moved down here from mountains of W. VA. & I think its heaven but watch out; you will try to work yourself to death in year-round great weather.

My wife grew up in West Plains,MO and has lots of realatives still living down there.Its a real nice area with a nice climate.Taxes are reasonable,lots of hunting and fishing,sites to see,etc.You are only 2 hours from Springfield or Branson.The Mt Grove,Ava,Willow Springs,Cabool area is OK too.

My MIL lives at Salem,Arkansas just south of West Plains.

We live 100 miles south of KC.Have had 16 days over 60 since Christmas and only 1" of snow.We are also drier than anytime since 1953.

My family and I moved from Michigan to Missouri, 35 miles East of West Plains, 'bout 3 years ago. I don't know what that fella is talking about snow and ice, shoot for 3 years we have had less than 10 days with snow on the ground combined, and maybe 30 days that even had frost on the ground. This year we had average temps in the 50's. Better make a decision soon, reason, 3 years ago I bought acreage at $1000/acre, people laughed said "stupid yankee, got any friends lookin' for land?". I said, "sure do", and a friend bought 5 or so acres for $6000 two years ago. Today I looked in the paper and found 20 or more lots between 20 and 50 acres, not one of them going for less than $1750/ac completely unimproved, where as I got mine with a well and power, so in the final analysis, I'm laughing my *ss off while receiving offers and looking for more land. So much for the money, for the most part the people are decent, economy is flat, jobs barely exist and it's 18 minutes to town on a good day, nothing open on Sunday except the 9.3 million churches strategically located on every single block. 50% of the people in this county are either retired or 'disabled'. Hope you find what you are looking for.

Are you serious!!! My Inlaws are from Piedmont in Southern Missouri And they moved to Arizona to get away from the winters there. They had had enough of the snow and ice storms that they spent their whole lives fighting.The only thing you are going to change is your address.

Some areas down that way get pretty remote and no where to go for say 30-60 miles. I live up around the lake of the ozarks and theres a lot going on in this area all year round.
