Just about the whole state of TN. is beautiful country. But why Sparta ? As of last year Jackson was one of the top ten fastest growing cities in the US. I don't know the price of land anymore but north west Tn. has the cheapest land in the country and the reason is there is not much industry there. As always the closer you get to a big town the higher the price. I saw 78 acres sell for 30k in the McKenzie area but it would only be good for cattle as most of the timber was cut off. The NW area is mostly rolling plains and cross the Tn. river it starts to get bigger hills. The further east you go the larger they get. Great fishing anywhere in the state. I lived there 25 years. It is a poor state and I could not find enough work to keep me going. In bad ecomnic times Tn. is the first to fall and the last to come out of a reccession. LOL if you move anywhere.

Where ya at in NW TN.? I am in Dresden about 30 miles from Reelfoot Lake. Also, my wifes cousin moved to Clearwater Florida several years ago because he could make more money down there. Came back after a few years and got a job here. Said he made less per hour but had more money because of the high cost of living down there.

Lot of industry is moving out though and leaving alot of folks in hard times.

Jeff your name is familiar to me. Are you related to Jeeter Oliver on Como Rd. out of Gleason. I lived 12 years in Gleason & 13 years in McKenzie. I know a few people in Dresden area also, I worked at the book plant there on 3rd shift and went to college during the day, then after college, worked day and night. It was more than I could handle, so I moved out of state. I'm in the Houston area now but am planning to move in Dec. or Jan. but probably not NW Tn.. I going on a road trip about that time to see & get more ideas and info. LOL to you.

Well we went and stayed in a log cabin my boss owns just north of Sparta when we ran from the storm. I have a job with the company I work for now waiting in Cookeville if I want it. Plus the main reason is wife liked the area.

For me if I do decide to move I will try to choose from the following.
No where near the coast/hurricane
Not in tornado alley
North of the southern Tenn./NC line.
East of the Miss. river
lower humidity than southern La.
Cooler summer nights than 79 deg we have here
Some snow OK but not much so Buffalo NY. is out
Mountains are a plus but I will not live on a switch back road.
1 ac lot min and not in large town

Pigeon Forge would be nice but land is to expensive for me there.

Then from this list I will see if my company can locate me there.

John it is great country in there. Your also close to the Grand Ole Opry house if you got any interest in that. If I had that chance I'd probably take it. LOL to you. P.S. you might need a 4WD for the ice and snow, just some old junker to haul trash and use in case of emergency.

John, Cookeville is a great area to live. My wife went to TN Tech there so we go and visit every once and a while. We live 25 mi. NE of Nashville. Land is outrageous here, I have seen 1 ac. lots on the lake sell for $1 million and then build a house for twice that. They do not allow me to even ride through there anymore. Cookeville sits on top of the Cumberland Plateau so the winter is harder than what we get. The humidity is about the same as LA, I know because I'm from there. I think you would really enjoy it up here, I am.

JUst moved to upper reaches of Columbia River from Puget sound, got away from I-5 Corrador,to many Calif. economically depressed here also as saw mills took a bad hit with nafta,Canuks drive Humvees know and money is almost par(But they don't have wonder bread-hard tack) I'd do it again in a heart be OOOPs I already did it!!!!! Wayne- forum manners I LIKE CASE DESERT TAN(esp b bastar__)
