i did get some land but not all of it. there was two parcels, 160 and a 12. i touch the 12 and then the 160 touchs the 12 on the other side. i ended up striking a deal with a bidder, he bought the whole thing as one chunk and sold me the 12. "all to go" brought $2075. his limit was $2050 so then i gave $2500 for the 12 which brought him back down to $2050 for the 160. worked out well for both of us. he is a local small farmer so i was glad to deal. if i would have tried to keep the 12 seperate i would have paid through the nose for it. now i have a 22 acres total at the home site.

did you see that big sale coming up in march? something like 5500 acres spread from sioux falls all the way up to clear lake. it's gonna take five days to sell it all. crazy. gonna try to get a chunk of that just north of me a few miles. we'll see how the good lord feels about that in a few weeks.

Well good for you! It's better to have some than none at all.
Yes, I looked at that big land sale coming up. I think it's something like 34 separate farms being sold over a period of 5 days. That current owner is going to have to put suspenders on his money belt after that auction!
Doesn't there seem to be a lot of land coming up for sale? Kind of makes you wonder why...?

well i think that the bottom has to fall out one of these years. i realize it will never loose total value but it has to dip a little. alot of guys around here can't make their operating loans from last year, let alone the high rents.
