there was 150 acres up for auction on friday(14th). i tossed and turned and finally talked to the auctioneer and placed my bid cause i wasn't able to make the sale. on wed.(12th) i got cold feet and backed out. found out this morning it brought way less then what i was gonna spend!!!!! bad morning for me. at noon i find out my neighbor is selling on feb.5. 172 acres touching my land!!!!! now i know why god gave me cold feet last week!!!!! i really need a place to strech the legs of that ole 766!!!!!(had to make this about red tractors somehow!) i just hope i didn't miss the boat. one day alnd goes for 1000/acre and the next it brings 2000/acre. i need some prayers!!!!! !

Neighbor just sold 57 acres for 8.2 million Yes thats right 8.2 million so 4000 an acre don't sound bad.

I passed up a chance to buy some land adjoining mine because at the time the price seemed outlandish. Worst mistake I ever made.

good luck. here in the area i live in land brings from $3500 an acre up. several 80ac parcels have sold in last few years for $5000 an ac. in the full block. will bring twice that in 5-10 ac blocks.

Some of the land prices around Iowa are incerdible. How do you get $2 corn and $6 dollar beans to pay for $4000 an acre land.

YOU GROW HOUSES! SORRY JUST A JOKE HERE IN THE GREAT STATE OF MI. WE'RE BUILDING HOUSES ON A ACRE AND A HALF IT'S CLOSE YUPPIEVILLE. COST TWO YEARS AGO 198,900.00 FOR THE WHOLE THING. I CAN'T EVEN AFFORD A CRAPPY TWO ACRES,WHERE I LIVE 40 MILES NORTH OF THERE. GARY CASE

I know a guy who just had to buy the high priced land next to his in 1996. By 2000 he was done farming and had lost everything. If you can cash flow it great if not forget it.

Well my banker and I were talking the other day about the price of farm land or as most of it is here in this area pasture land with some farmable land thrown in going for 1000 plus an acre and decided that 5 or ten years from now we’d be having the same conversation talking about when land was only a 1000 an acre.
However based on the 150 acres I have now with an average of 365 an acre in it a 1000 still seems high. I guess that is the way it will always be. I hope you get what you want and adjoining property is always desire able. Around here it is the custom to offer adjoining property owners 1st right of refusal when you are selling……..

Casey,
I remember going through the same emotions 11 years ago when we put the offer in on this place. It was bigger than we needed and more than we could afford. To top it off we hadn't even put the place we had up for sale or knew that Kim would have a job if we moved. Our offer was accepted, the old place sold in 2 days and Kim got the job. We are blessed own this old farm and its the perfect place to raise our boys. People often ask if, I have lived here all my life, and I tell them not yet. Good Luck Roy

Go for it!! I'm a Realtor in Iowa and also own two farm's one the wife and I the other our son and us. My brother farm's both of them. My thinking if land next to you come's up you need to be buying of course this depends on the Banker and you. If it doesn't work as you had planned in 5 years you can always sell of some of it. I'm sure you'll regret not buying if you don't. By the way I was and am an Old AC guy and had a good Oliver for an extra tractor. I still have a D-19 and a WD45 I use in tractor ride's and to play with. Loader's on both of them. In the past I owned Farmall's, Oliver, Minnie Mo, and of course The old Allis's were my dad's and my favorites.

Casey, my thoughts and prayers are with you as you try to sort this out. This is one of those biggies that comes right up there with choosing a mate and what to do with your life. If you are into farming for the long haul and maybe carrying on to the next generation, You Must Step Up To The Plate. If it works on paper figuring in a few lean years, and you and the bank can set out a 15 year plan to repay the loan, DO IT. This may be the last time in your lifetime that land will be for sale next door to ya. And if need be, you may be able to sell off a small parcel of it for good money and reduce the per acre cost on the rest. If you don,t own it , you can't control anything that happens there from now on. By the way, I have owned 120 acres of Good Iowa farm land and now own 50 acres in the Northwest. Having some dirt to turn is a feeling all it's own as you know. My brother in Iowa must decide next week on 80 acres at 4000 dollars per acre.

Casey,

You know how this works, don't you? As a broad general rule, farmland comes up for sale once every 100 years.

If it is bordering you, I just don't think you have a choice. You are either in or you're out.

Take my word for it, you don't wanna be out, like me.

Gotta go along with Allan, anytime you have an opportunity to buy land touching/next to yours, you should go for it. We had a chance back home years ago ago and missed it, and now locked between a new house, and more development every year. Talk to the bank, and see what can be done reasonably, and good luck!
