My home owners insurance has drastically increased in the last few years, so I am looking into different options. No claims on a 6 year old house. Local companies have not been very cheap, and the online companies are about ½ the current premium price. Can anyone give me any pros or cons of local vs online insurance companies? Sort of leaning towards the online Liberty Mutual company. Don’t want to pay ½ price and get the shaft if something drastic should happen to the roof over my families head.
 
I am with Farm Bureau now. $750/year on a 2300 sq. foot home worth $200,000 + garage, belongings, $11,000 tractor as a rider.
I am getting a good deal.

State Farm wanted $1,100
Frankenmuth mutual wanted $1,000 I think

Price around, if you have car insurance with them the price goes down alot.

When I was with Frankenmuth mutual a few years back I told the agent directly to lower the replacement cost of the house from $275k to $220K It saved my $100 or something. My arguement was that if the house burned down to nothing I would still have a piece of land.
You have look over the policy as a whole, septic back up, do you own a dog, riders of equipment, etc.
 
The problem is that if you don't insure for full value , the payment will only be a fraction of the loss. If the house value is $200,000 and you insure it for $100,000 and it burns down you will only get $50,000.
 
I was with snake farm for 22 years.. Till this year.. I was paying 1500 for coverage on my home which is 1400 Sq. ft. worth 230,000 which means I was "given" 23000 for my out building..40'x60' metal shed. NOTHING inside included..not to mention the 2 vans 2 trucks and 1 car that gets tacked on to that price.. So I shopped. Found a company in Iowa that insured me for 1340. a year for the whole place plus all my autos, plus coverage for my tractor, skidloader, swather, baler, trailer..the big dollar items stored in building.. For me this was great price pay one payment ($130) each month and with a 16 and 18 year old sons driving it is a great deal to me.
I might add that we have never made a claim on our place since we've been there 10 years. Have made two claims in those 10 years..GOOD LUCK to YA
 
Your right watch the wording on your policy..Up to full replacement.. or Full replacement value..or something like that. I have full rebuild/replacement cost to original condition before whatever..
 
I just dropped State Farm because the jacked the rate for no reason. Looks like they are trying to lose customers.

I went with SafeCo. Better coverage, lower deductibles, for less money. Travelers had a decent package too. I'd consult with an independent insurance dealer who can shop your policy around.

I was with State Farm for 17 years.
 
You're close. If worth 200K, insured for 100K, and is totally destroyed, you get 100K.

BUT- same scenario- it burns, but 50% damage (100K) instead of total loss- you get 50% of the insurance, or 50K. DOH!
 
I was dealing with this a couple weeks ago. I called all of the
companies with local offices and had bids rolling in like crazy.

I was with State Farm, and have been for nearly 20 years. My
homeowners went up almost 25%, so I switched. What I ended up
with was allstate. Much more coverage on the house, 10% cheaper
than I paid last year, plus the cars were a whole lot cheaper.
 
Looked to me with any insurance you want to go with full replacement coverage to get your moneys worth in case of a major claim. Trouble is with smaller claims, with most companies, 3 claims and they cancel you regardless of reason weather it be hail or whatever, major or partial replacement! Then when you try to get insurance again its higher because you have been cancelled before. Been there was with original co. 25yrs had 3 claims, dont remember time span, after they paid 3rd got reg. letter telling me we were no longer under their polcy. Think the insurance companies all got together thought it up just so they had another reason to charge more. Plus makes you afraid to turn a claim in which they like tho am sure there were some people trying to fraud the co. but how can you cause a windstorm or hail.
 
My sister had a fire and it was a total loss. She got every penny it was insured for, however, it wasn't enough to pay for the clean up and all her losses.

I would say over insure, because no one thinks of the clean up cost, content loss, and replacement cost may be far more that your current home is worth.
 
We were with State Farm for years, after Katrina they doubled the charge. I live in upstate NY we don't have to many big catastrophies up here, I found a small regional company and went back to about what I was originally paying for the same coverage.
 
I work in the insurance repair business and do mold, fire and water damage. I have nationwide and talk to my agent on a yearly basis since I know how the game is played. If you have home owners, car insured with them you get a great discount. You can get cut rate insurance with any one. The highr your deductable the cheaper the payment. You can save money if you have low limits on your has for water damage.Like 5,000.00 like for water in your basement, but that 5 K covers clean up and putting it back right and also any contents lost. With fires you have a limit on the structure and an additional limit on contents. Both include repair/ replacement. SO don't confuse one limit with the other. Also mold coverage is usually a rider to the policy. I that a high deductable was great and lowered the payment but the high amount comes straight out of your pocket. So keep that in mind if you select a 2,500 or highr one. I don't know about you but I don't have that sitting around or can get it a 3 in the morning when I need help.

I would be glad to help others since I deal with adjusters and agegents daily.

A lot of people don't have enough coverage for mold. Some molds are invisable, living inside walls, and take a lot of testing to find out where they hide. I know from experience.
 
Just be aware that with some companies / online you might not have an agent to go to for help if you have trouble with company or claims reps/adjusters. Also, online won't always notify you if you miss premiums, etc.

Some of our rate increases are due to "neighboritous". One home has wind damge or hail damage in area and everybody with a worn roof files a claim. Insurers have taken so much crap over the years they just honor/pay the claim to avoid bad media. Guess who ends up paying for these? All of us.

I have worn shingles on my home now, due to being 15 yrs old and bad venting/heat in attic. Every month at least a couple of "roofing contractors" knock on door and ask if I want to repair "hail" damage and they will take care of insurance claim, etc. Yeah, right. I tell them no, it is my own fault and I'll pay for it. Besides, no hail in area for two years!

Shop around with reliable companies, and know what your buying. Compare coverages exactly.
 
Best advice I can give is shop around and use an agent. Most can compare rates or different companies, and when you call at 4:00 am they can talk to you and they live close to you. I have had issues trying to tell the online person the problem and all they do is read from a book. I have never seen a claim that is the same. What I am saying you can cut cost and save money , but look at the bottom line of what your limits are and the ded. If you chose a high Ded, to save a few hundred it will cost you in the end.
 
Mold is a new scare that people read online. To test mold they samples from the moldy area and then from an area that does not have mold. Then they talk a air sample outside. If the moldy area is higher then outside you have mold problems. it can cost a lot to get ride of the mold in the house and then the contents. Once done they test the same area. If the count inside is lower you are cleared. But what happens when you open a window or walk out side? The mold count inside becomes equal to the outside. The tester in NW Ohio can cost at least $2,000.00 to tel you that you have mold.
 
The decision was easy for me. My house was insured from the same company for 25 years. One day they sent an inspector and said my wood burning furnace would have to go since it was not UL listed. I won't part with that cast iron beauty, so no insurance. No company I've talked to will give me wind insurance without fire insurance and none will give me fire insurance. Tough luck I guess. I have another house that I rent out to use as my insurance. I'll say one thing, you won't find a cleaner chimney that one that's owned by a guy who doesn't have fire insurance :)
 
I go with The Hartford through AARP. They’ve been very good with my claims, and the first time I contacted them, I got a quote from their quote calculator online. Go for a company with a good reputation in claim service. Whether they have a physical office or just online presence, really shouldn’t matter.
