Got the Good Word today...buying our first farm

The wife and I have been anxiously waiting to hear from the bank for the last several weeks. I got the call today that we are one step closer. After we finish the paper work we will be moving into our first home, we've been renting since we married 3 years ago. Small home, machine shed and a nice old barn along with 66 acres, 24 row crop and 34 pasture. Also taking on 25 more pairs of beef and another pasture. I am excited to start this next phase in our life.
 
outstanding!!!! when is the first barn-raising summer picnic???? alan and john t can play rocky top!!! beef roast...maybe a lamb too, sweet corn, 3 bean salad.....home made apple , cherry and rhubarb pie!!! sign me up, i'll load some tools in the truck and head on out!!!

Hard as it is to comprehend for some people, right now is an EXCELLENT time to buy if you're in the position to buy.
 
Way back in 1970, my wife and I did the very same thing. It was intimidating, and we thought the place would never be paid for. It is. 2nd best thing I ever did for myself too. Good luck, stay happy, and don't look back!
 
Cool, go for it and enjoy. Don't forget to find some mousers. We have a few that are all white and others that are all black. Look neat when they gather at the barn door.
 
Excellent, congrats!!

This is a great time to buy if your carefull and do not over extend. The economy will recover, and you will very quickly be ahead if you can stick it out through this blip.

WOW!!!!! Thanks for sharing, you just lifted my spirits. Starting to get down about not finding a farm for my family and I, you just gave me a little more hope. Congrats and post some pics when you get the chance!
 
you may want to give some thought about planting some fruit trees and berry bushes right away. i bought a new to me farm about 6 years ago, and first thing we did was plant em. they are now producing pretty good. put apple, cherry, pear and plum trees in, also, blackberry, gooseberry, blueberry, rhubarb and horseradish.

We are selling are farm.Not real happy about it,but its the thing to do .Just a small place.18ac.set up nice for horses.Western NY,southern tier.

Are there any old tractors or implements in that Machine shed or along the tree lines? That would make it an even sweeter deal!
 
Good for You! I sure hope "living out at the farm" becomes a very pleasant experience for you. Plan your activities carefully as regards to developing the place and I hope and pray the cancer of urban sprawl never reaches you or affects your area by the influences that too many "city people" can bring as they migrate out.

You did faster than me. My wife and I just bought my F-I-L's farm on September 10th of 2010. It took us 8 years of marriage and 2 kids before we finally got it done. At least I can say I'm farming by age 30. It's 360 acres and is set up for Organic egg production. I'm trying to do it full-time, but my wife has to work off the farm for insurance and "spending money".
 
A person that has to borrow money to buy something is already in a not very good position to buy but especially right now where no ones job is safe because of looming Gov't debt crisis that will cause massive economic upheaval.Checked out Ireland,Greece,Italy,Spain.California or Illinois lately? Its coming to us all.Bet you were buying GM stock in 07(LOL).Foreclosures are at an all time rate and more all the time.No one is immune that owes $$$$ unless the have the cash to cover.
 
Just curious- how did you get your first farm? Save up the money? Inherit?

Unfortunately, most everybody has to borrow to buy real estate these days. Yes, its risky (especially in the present day situation), but if you don't try, you'll never get anything. Life is pretty much a crap shoot anyhow, when you think about it.
 
I had to borrow some put about 40% down but could have sold out anytime with a profit.Times have changed real estate is dropping again in value as unemployment is high plus a load of foreclosures coming on the market will continue to drive the market down I know plenty of couples that owe 30% to 40% more than they could sell for,if one of them looses their job they'll loose it all.Plus energy is headed up so that'll drive the price on everything else down as most people have to buy gas/diesel and heat their homes not to mention food prices and most people will want to eat rather than buy real estate.There is a farm next to me for sale I could buy it if I wanted so far they've halfed the price and will have to halve it again for me to even think seriously about it,back in 07 they could have sold it easily for the original asking price.

I have been a country boy all of my life, my wife was a city girl the closet she gets to a mall is a doller general or the farm and home store and the feed store and she loves it.

Bought my first land forty years ago. It is the best thing you can do if you are just a little conservative with your money.
 
Thanks everyone for the good wishes and the suggestions I enjoy what everyone has to say. I will include some pictures as we begin moving and doing a few improvements. At the moment I have misplaced my camera...great timing. I have been in this game awhile now and we have a mid sized operation. I too am in the boat that this is a buyers market, the fixed interest rates we got are extremely favorable. Yes we went into debt, but I am starting from scratch, so that is the only way this is possible, I could have waited to hobby farm when I retired, but this is the life I want to lead and if I start now I can accomplish my goals with a little sweat and hard work...that is the American Dream.
