What are you considering "small"? There has been a farm about 40 to 50 acers advertised on graigs list in Bennetsville SC. I do not know what they were asking or anything about it.

Aw,come on up here to beautiful cold depressed Michigan. The first place south of me is for sale. Cold weather,no jobs,77 acres,me for a neighbor, what more could you ever ask for?

According to today's Detroit News, Michigan is ageing very quickly. I think the next 10 years are going to be a lot worse than the last. I used to have 3 school busses go by my place every day. The last one was 2 years ago, then the last family with kids left for NC. I am 55 - and one of the youngest people in the area. If you don't have a good job, living here is misreable. I am thinking of moving to Florida, the only thing keeping me here is my wife's job.

Send me an e-mail, would you? I would like to hear about the place next to you. Unless of course you object to a crazy neighbor who spends half his life tearing up the landscape with 50 year old red tractors and the other half repairing them!

Right now, farm land is valued at $2200 an acre with no buildings.Around here anyway. What it's valued at and what the REAL value as farm land is are two totally different things though. That particular place was only worth $400 an acre 30 years ago and as far as I'm concerned, that's still all it's worth.

I have a 76 AC farm in southeast NC which I might sell. Land here is going for about 40 to 60 K per AC. Give me a shout if interested. I am getting married again in a few months and am looking to travel some (I'm 64). My email is [email protected].

Generally, cropland in Michigan doesn't yield like Iowa or ILL cropland. So it doesn't go for as much.

Russ, I am not in that area, so I guess I will have to take your word. Now I have seen small quarter acre or half acres lots sell for that kinda money, but not a 70+ acres farm. If you can get it, more power to you. But they aint gonna pay for it by farming it.

(quoted from post at 00:13:10 01/08/11) 40 to 60 K per acre? Is it oceanfront ?

Yankees move down here and pay it... Yes I have see were farms were subdivided and 1 acre lots go for around 45K. What I don't understand is the rules of the sale, no junk cars/tractors, refrigerators are washing machines on the porch,,, no dogs. For that kind of money you could own your own trailer park  and make your own rules. :D

I would say 5 to10K a acre is a deal around here but to buy it at that price you will have to buy 100 acre at the time.

I'm in York County, S.C., near Charlotte NC....

Can find a nice place here for under 10k per acre, plus cost of strutures. Yup, I'm a Yankee, been here 17 years. Like it a lot. Especially the weather!

Here is link to "Agricultural Review" published monthly by N.C. Dept. of Agriculture. Link address should bring up listings of Farmland for sale. Hope it helps.
