got these links from a michigan extension office:

Ag Clients,

We have received a lot of calls about oil and gas leases lately. PLEASE read the following articles before you sign anything. We also recommend that you seek the advice of a qualified attorney before signing a contract. Being familiar with the issues and processes described in these articles could save you a lot of money in attorney fees or lost revenue from a sub-optimal lease agreement.

Many of the articles below are not from Michigan, so some details may not apply. A few are from outside of the Extension System. If you have any questions, please let me know.

Thanks!

Dan

Figured I'd add this...here in Western Pa the gas and oil rigs are all over the place...A lot of people have signed up. Many are happy, many are un-happy. One thing is for sure, once you sign your name, you are bound to that contract and whatever it says. My family has not signed a contract.

My parents caught a pre-screening of the movie/documentary "Gaslands" that premieres on HBO June 21. They strongly suggested I try to see it and I (I don't have HBO so I haven't figured out how I'm going to see it yet...) Thought I would pass the suggestion along. Here's a quick link to an interview with the film's creator. Thought I would share.

Any body got price info? Lease I have now waiting to be signed wants to give me $10/acre.

Land men that buy mineral rights under contract for gas companies can't tell the truth. The people that work for gas companies aren't much better as they are only interested in their job security. Once a landowner signs a contract good or bad "IT'S FOREVER"

Some around me signed for $10 per acre and 6 to 12 months later their hold-out neighbors got $300-$1000 per acre with a higher % of gas.

The gas companies tear up the land and never make it smooth again. Drilling rigs and saltwater haulers tear up the roads and congest traffic.

I wish gas exploration had never come to my county!!!!!!!!!!!

My dad just had a gas well drilled last fall. The company has kept to everything they said they would do, including....
a slagged 1/4 mile access road with good 2' of base
reclaimed site to original and grass seeded
a 12' gate w/ fencing to the road, both sides
Trash was gotten rid of (stumps debris )

The well provides him with almost $1000 royalties/ month, free gas (400,000 cu ft/ year) and is happy they kept their end of the contract.
