O/T what ever happens to a persons word is there bond

Well I do not own a lot of land but do open it up to deer hunting. Well it is just a week away from opening day and I have no idea who, what, how or where. So I am beginning to think maybe I should start charging people to hunt on my land so maybe I will know who will be here and when etc.
Sad how now days the only person you can depend on is your self. An even the gov. you can not depend on other then to $crew you. Ya I'm getting bitter
 
And yes I'm about to the point of giving up on people and there word is there bond. Sad how bad it is getting in the U.S.A. and how even the people my age and older are no longer holding to there word and all
 
I gave up on folks around me about a year ago. Some one asked me a few weeks ago how I was getting along with my new neighbor, told him I didn't have one. A neighbor is some one you have a relationship of some kind with, I have to drive past several pricks to get to my closest neighbor. Oh, and Rich in some places charge'n folks to hunt makes you liable if they fall out of a tree.

Old, I hear you. Although I have worked hard here in California I have been fortunate. Over the last 5 to 7 years I have been able to buy 7 quarters of land in SW North Dakota where I grew up. I farm it from California, and I manage for pheasants, and I have them, lots of them. A couple of years back the local Pheasants Forever Chapter named me the landowner of the year, and I let everyone hunt it. The slob behaviour has been unbelievable. Plus, Everyone had time to be out there when it was time to shoot pheasants or deer, no one had any time when the fences need fixing ect. So I rented the hunting rights to my younger brother for $1.00. He is a mean, angry, unstable, paranoid, SOB that likes to patrol the place with a AR15, a Mossberg 590, and a 7mm08 scout sniper rifle with some sort of a night vision scope. If anyone asks to hunt it I refer them to him. This works well for me.
 
I cull them all, except for family.

Let one hunt and he comes back with three more who think they can ride in on his coattails. Then those three each bring three more and I'm unfit to be around.

I worry about liability lately,my liability if I grant someone permission to hunt on my land.I couldn't care less about the deer and welcome my long time neighbors and a few friends to hunt.As my invited guest I'm responsible for what they do and what happens to them while they are on my property to some extent.If they get hurt or fire an errant shot that causes damage off my property I could be sued,not by the friend or neighbor,but some insurance company or a person harmed by my guest.Written permission is required for hunters on private land in my state,I think that puts the landowner at risk although I understand the reasoning behind the law.Trespassers that cut my fences and ride their four wheelers all over my place aren't on my list of worries,they can break their necks or shoot each other for all I care,I'll represent myself in court against them.
 
I"ve been told by a person who does this for a living that if you charge people to hunt on your property, it is much easier for them to sue you should bodily damage happen to them, verses just letting them hunt free of charge.
Perhaps somebody who knows for sure could comment on that.
 
A topic near and dear to my heart. But we did it to ourselves. Years ago, back in the 50s and 60s, no one cared if you hunted their land. Too many slobs took advantage. At least then, most hunters had ethics; now it's all about killing something.

A few years ago, I let family hunt because I don't bow hunt. BIL cut limbs out of my big oak so he could see and nephew left bait all over. Now no one hunts except me. And tresspassers. I find empty shot shell hulls all over. I put my empties in my pocket. Even posted signs don't help. A couple of years ago, I leased the ROW that crosses our 80 so I now have the authority to kick tresspassers off.

Tresspassers don't know where the old well might be, where I might be hunting, where my kids might be playing, or where I might just be taking a walk.

A neighbor hunts my BIL's next door. He set his blind just off the fenceline so he can watch my corn patch. He'll shoot across the line and then come ask if he can track his deer. He's the type, "give him and inch ...."

I do a lot of habitat work and share with who I want. The local beagle club loves to run trials here. One day, five different groups ran here and all the dogs found rabbits.

I'm thankful farmers in Iowa still let folks on. I have been turned down only a couple of times. But I hunt alone with just my dog. A large group might be denied. I usually take a few bags of Michigan apples to show mu appreciation.

I no longer hunt but it is a needed activety. In NY all we have is posted signs and deer. I have heard that the Dec is working on deal that will shield a landowner from lawsuits if he opens his land to hunting. We have too many deer.

3 years ago my neighbor and I put up over 40 signs that say, "no tresspassing, no hunting" a year later some jerk off tore all of them down. We both own very wooded parcels that our homes are on. I cant see more then 250 feet behind my home due to it being heavily wooded. I am sure that there has been someone in the back of my land hunting, Bow hunting only I am sure.
Lots of a$$holes when it comes to hunting.
I have a good friend that owns 40 acres in North central Michigan (south of traverse city) and he has had tree stands ripped off, his cabin broken into, trees cut down and his generator ripped off.
If I ever catch a guy hunting (that doesnt have permission) on my land it will get ugly.
 
It's kinda like letting someone pick 'a few ears of sweet corn' and then before ya know it, there are 8 people out in the 4 acre patch and not much left after 4-6 hours of picking. Never again. Ya want corn, go buy it, ya want to hunt, go buy some land. Too many friends of friends nowadays.
 
I can offer a smalllll bit of professional info regarding potential liability for hunters on your land but its stilllllllllll subject to your local jurisdiction so DO NOT place any credibility on it or any other advice given here. Its worth is same as the charge for it ,,,,,,NOTHING......

The degreee of "potential liability" is GREATER if you charge people to use your land,,,,,,,,,,,,Its less if theres NO charge,,,,,,,,,Its even less and very very LIMITED if they are trespassers.

A land owner owes very little to NO duty to protect trespassers but an extreme high duty to business invitees i.e. if you are earning bucks (no pun intended) then you owe them a higher degree of protection, makes sense to me

YOU are Exactely right Old, and so are all the others who ansewered your post regarding honesty and respect.

IF you do charge, you will only get SOME to pay, most will just hunt with out paying you anything.

what I do is this, I have hunters put up deer stands on my land, so I simply go out on the day before hunting, and sprinkle Moth Balls around their stand ++++ and on the deer trails about, ((( I NEVER HEAR A SHOT DURING HUNTING )))

It is really funny how some think they get it over ole zeke.... ha ha ha ha ha ha on them....
 
A few years ago I had a go round with one of my outlaw neighbors. He came over to tell me I had tree stands in my woods. I told him thank you, went out and took them down. A few days later he came round complaining I took down his stands too. I let him know he wasn't to hunt on my property either. He said " I got permission from Roy" Roy was my great grand father. I let him know that Roy has been dead for over 50 years and any permission has long since expired. He has a couple hundred acres and my 80 is so important?

I later told my grand father about it and he said " my dad would never give that SOB permission for anything"

We used to let people hunt IF they asked but then my wife was shot at when she tried kicking someone off, so no more. Now I cut wood on opening day. Just a few bad hunters ruined it for everyone.
 
Is the same All over "ME FOR ME I DON'T CARE AS LONG AS I GET WHAT I WANT" I live about 45 miles from my farm. so they do as they like on it. I keep posted but they pay no mind to signs. Last time I was over there guy rode up on 4 wheeler and asked what I was doing there I told him he had till I count to ten to get off my property. You can shoot someone if they are caught stealing something in this state. And they have stolen about every thing I had stored on farm.
 
I used to hunt a lot when we lived in MN. There was tons of public land up there where you wouldn't bother anyone. I also prefer bird hunting over deer. Don't hunt so much here in southern MO. Mostly rabbits in the fall & early winter.

There's not much public land around here. I don't feel like I could ask just anyone if I could hunt on their land (we don't have much deer on our parcel). I figure that the less I bother my neighbors, the less they'll bother me.

Now fishing is a whole 'nuther story. If I had a neighbor with a stocked lake, you know I'd be asking what I could do for the chance to go fishing.

Here in TX seems most hunting land is leased to one or more persons. But any land thats for sale is always listed as hunting, deer, turkey,hogs witch drives up price.
 
Old, that was a problem for me several years ago. Particularly as this land was used for years as "public", with an absentee owner. My first year some goofball came out of the woods, easily a mile from the road he'd left and demanded to know what I was doing there, standing in front of my shop. He had no idea anybody was on this mountain, had no qualms about shooting uphill.

I resolved it by posting and leasing rights to a small group (same guys every year, with a waiting list), whose primary duty was to run off non-member hunters. Virginia law is specific about duties/liabilities. So long as I don't charge more than my property taxes (which NOBODY would pay that much) my liability is nil.

The $60/person they're paying is cheap for around here and everybody knows it. Still, gives me several hundred dollars every year and a policing force out in the woods, protecting their rights and my well-being.

Working extremely well. Still muzzle-loader here now, until next Saturday. Normal year, they'll take 20-25 deer, a bunch of turkeys, and a bear. I get half the bear.

Make a formal relationship with a small group, according to the laws of your state, and relax. Part of my agreement is to allow anybody I invite to be welcomed as a "guest" for a day, same opportunity for the club members.

If a problem arises, I make one phone call to the head of the group. Problem goes away.

A little late to solve your situation this year, but you can fix it for next year. First, learn how your state deals with the legalities.
 
DOnt be bitter, although I can understand why you feel that way. When I use to hunt, I always asked permission to hunt on their land, Even had the courtasy to have a cash advance for the owner to hold until I finished the hunt, Never climbed on fences,shot at anything that moved,endangered their livestock, danaged their crops etc. Guess I'm in the minority,but thats what I did. Wish other hunters did the same.

Not that it was a good idea,but when I was a kid I would take a hack saw and cut about 3/4 of the way thru the last two or three steps from the stand they screw into the tree.
 
Everthing said here is sad but true. I don't know of many people who's word is worth anything anymore.

well I have been looking for a upright freezer and by chance I looked on craigslist there was one listed for $75 used of course. when I called I asked if anyone had called or was on the way. He said one guy was supposed to call from 1 hour away later if he could come. I told him as long as no one was headed that way I would come look. I went and bought it a good looking unit and just as I was leaving the other guy called to see if it was gone. I would have missed this if the guy had called and said he was coming by my standards.
 
A guy did some work on my house and asked if he could come back later to fish in my large pond. I told him ok.

3 days later 3 guys were there who I did not recognize and I told them they were on private property and they said their friend had received permission from me to fish.

No more.
