OT: Selling Dirt

I have a couple people who want to buy dirt from me mostly clay and don't really know what I should ask. They want to buy from 1000 to 11000 yards. Anyone have any Idea what it might be worth. They want to use it on jobs within a half mile.

I bought dirt (fill dirt) for my home site construction in 2000. I paid $4/yd. and they trucked it 20 miles in 30 yd dump trucks.
I think I got 5 truck loads.

Do a little checking before you do anything like that. Your state laws may call that "mining" and you may need permits, environmental statements, surveys, etc. Laws may vary, but in some states a lot of paperwork is required. Generally you can move anything you want on your property, but as soon as you sell anything it's different.

Real big truck, most are 10-12 yard loads, that is uncompacted, expect another 15% shrink on top of that for proper compation. One thing you migh want to keep in mind if you sell dirt is to have them strip and stockpile the top soil and after they are done reshape and replace the top soil so you dont have an eyesore when you are done.

In my area that material would go for about $5.00- $5.50/yd delivered, and I expect that Nebraska prices would be lower than southern NH. Trucking 1/2 mile would be about $1.40/yd.

They are going to dig it and haul it and pay me for dirt. I'm sure they will take care of any permits necessary as it is to be used on state/county work. Its in Nebraska but I can't find any comparison's on price around.

I own a bridge building business. Normally, if we have to buy dirt from a land owner, we'll pay the owner .75 per yard. We do all excavating and hauling. We remove the top soil and replace it back over the excavated area and reseed it when we are done. Normally, we only like to have good clay. We aren't interested in the top soil. As a rule, the excavated area is "better" after we're through. The excavation and hauling are where the expenses are.

Commercial contractors excavating a big hill and hauling the fill across the freeway to build shopping centers are paying $.75 to $1 per yard.

that close and they do all the work $20 per load then do a rough grade when finished. at 30yd per truck as gun guru stated you would wind up with $700-$7000 so make sure it is worth it to you. If they only got 50 or less loads I would say $25 then drop down a few $s at a time the more loads they get that way it is worth your trouble and you stand to make a bit of $ in the end. make sure you or they get all permits before starting land disturbance and such and you may have to show it on your taxes as income unless you can get cash. I was approached some time back about fill dirt and we called building and zoning to see what we would need to get as permits and even a driveway apron for getting on the county road and they said "start hauling no special permits on this county as long as not building a structure".

1000 cubic yards will leave a pretty big hole. Not to mention 11000 That is at the very least one hundred heavy trucks traveling across your access area. Not to mention the area disturbed by excavation equipment. I would see what they offer. Then think of the least amount you are going to accept for them disturbing land coming and going. Are you losing crop space and/or use of pasture. They using a side gate or coming through your drive at milking time. Are they going to come in and get it done or do they plan and stretching it out over an unspecified period of time? Keep in mind a lot more than dirt is involved.

In my area when I was selling dirt, black which in this area is still clay just black I was getting $25 a truck load and they had to load it them self. I did get a pond sort of built that way but still need more hauled away

An end dump trailer is usually only 24 yds. A triple axle might be a little more. 30 yds. of clay would be heavy. I think the only truck that could haul 30 yds. would be an off hwy. dump truck. Get them to dig a dug out or whatever you want and shape it the way you want. No sense having a big hole with steep sides people or animals could fall into. Dave
