Land sale Perkins County SD

Just returned from SW North Dakota. 160 acres in NE Perkins County, in NE South Dakota sold for $880.00 an acre. Untill now that price was unheard of for the area.
 
Here in Wa state 880 an acre in also unheard of . More like 15-18000 per acre. Between spuds, berries, dairy farmers and hobby farmers there is war going on. Had a chance to buy 20 acres of flat land with water on site for 325,000 but only had a few days to think about it so had to pass. That same 20 acres today 3 years later would be at 650-700 thousand and no end in site unless one of those markets falls out of bed. It is cruel here and the young or new farmer has no chance!! We bought 47 acres in 1993 for 2500 an acre and this year I was offered nearly 10,000 an acre because some of it can flood during the winter months. But I have been on the other dark side of things in Iowa in 1981-1984 so am pretty cautious the older I get. Migraine
 
Anyplace east of you that will be an unheard of price - add a zero on the end of it about to get land prices...... I realize what you are dealing with, dry dust with extra dust, hard to make anything on that land, high price for what it is!

Very nice land in central MN sold yesterday for $1000 an acre. Had 120 acres divided into three 40's, and an additional 40 acre piece with an older farm house, 40x80 machine shed, 40x100 cattle barn, and 2+ stall garage brought $67,000. All the land was a mixture of hardwood forest, a small amount of low ground, and hayfields.
 
I bet the mositure that they have received out there makes that land look pretty good right now.

But a dry spell can turn things around real fast.

My Grandfather ranched in Perkins Co., but had to give it up when the dirt storms covered the fences back in the 30's.
 
That area is in the Williston Basin but outside the Bakken Formation where the oil rush is. There are other oil and gas producing layers in the Williston Basin that may be causing the prices to go up.
 
Ag land near where I live in California such as Brentwood or Livermore can easy go for $250,000 an acre. Anyway it used to. The land in Perkins county was my grandparents and my cousins sold it. To spendy for me, all the bidders were local farmers. The pheasant hunters didn't play.I can assure everyone that the area will never experience residential development land prices. This didn't sell with any mineral rights. The oil wells start a dozen miles or so west. 5 years ago this would have gone for about $300, anyway that is what I gave for 5 quarters just across the border to the north back then. Mine is not really for sale but I will entertain offers.
 
Over in SE MN the land price got sucked into the bubble a few years ago. It had been going for $1500-$2000 an acre in 2003 now everyone is asking $3500-4000. Hopefully it comes back to sanity now that people can't afford to commute 40 miles from their McMansions anymore.
