cost per acre of crop land

what do you charge per acre of crop land when you lease it out. I lease out 30 acres of land and get $50.00 per acre, is this about right or should I charge more. I live in Ind.
 
I'm in the southern part of Ind. A friend said I should be getting about $100.00 per acre. I don't know, it's only 30 acres.
 
What does it yield? Your local county extension agent would be a great place to ask for good average prices for your type of land & location.

Here good corn/soy ground used to go for $100-150 an acre, now it is $200-325 an acre.

Top prices are for good square 40+ acre well tiled ground, can top 200bpa corn in a good year.

We will see how bad these prices cripple agriculture in a few years......

As cropland- not just rough graze- and useable, relativly flat , not in flood plain, not odd shape that is hard to work, no fencing responsibilities? Price seems a bit low for current rates, more like a relatives friendly price. The guy that said you should be getting $100.00 an acre- is he actually offerring that much for 3 years or is he just talking? Compare other close by land in similar shape for rent. What is land worth for sale/taxed rate? RN
 
Here in NY there is a lot of land set idle and folks can't hardly give it away. Lot of fields I worked 30 yrs ago grown up to houses or puckerbrush.Were I to rent out land I'd be more concerned w/ a long term relationship w/ someone to care for the land as if it were their own. the $ would be a secondary consideration
 
Sounds low, but depends a lot on what type of crop land. Some of the best ground in Illinois has multi-year contracts for over $400/acre. If it isn't reclaimed strip mined or flood prone, I would think any Indiana crop ground would be worth at least $100/acre.

I think he said it yield about 165 bushel per acre. He had it in corn the first year then wheat and soy the next year. The land is good well tiled ground no fence. I don't wont to go to the county extension agent because his wife works there.
 
It may depend on these two things. 1) is the farmer renting it now willing to pay more? 2) is there someone else willing to pay more?
 
165 BPA corn ground in Indiana should easily rent for $125 per acre.200 BPA Corn ground in central Illinois goes for $300-400 per acre.

Here in SWMO 125 BPA Corn,90-100 BPA Milo,50 BPA Wheat,30-35 BPA Soybean ground goes for $60-80 per acre no matter what size the farm is.
 
You can get an idea from Farm Bureau on line. In my area they say $175 an acre is average. I"ve asked around and that"s pretty much right on.
 
Neighbor offers $170 cash rent, but has some at $250. These are 160-acre farms mostly, with nothing but bare ground from fence to fence. He farms over 3000 acres in total.

Guys on the radio say we have $300 an acre here in Iowa, and its becoming more common.

My seed dealer says he has one landowner that wants $70 an acre plus half the profits (but no input expenses) of the crop produced. Yes I think he's crazy too.
 
You need to ask around home. In my county the last few years there are alot of people giving $200 plus a year for good ground, with good drainage, and covered with broiler litter the last 10 years. One county away you can have all the hill ground you want for $5 over CRP price.

If you think this is low, ask the farmer at the end of the year if he would offer more. Put word out you are taken bids. Ten years ago some around here started paying $150. This older guy was at the coffie joint where they were talking about it. Said that was more than he made most years, if some one would offer him that in a 5 year contract he would enjoy retierment. When he got home there were people waiting in the drive way and the phone was rign'n off the hook. Had his equipment sale in the paper 2 weeks later. He had several houndred acres of good ground, don't know if people are going to chase you down like that for it, but ask some people who farm close by what they would offer.
