WOW is right.
I keep going back to 2008 crash caused by houses being underwater. Not flood water, Loans on homes for more than the home was really worth.

Are we heading for another flood? Home prices going up, construction prices going out of site. People thinking there is no tomorrow and want to build NOW.

Will these crazy prices come back and bite everyone in the butt again?
The actions of a few influence the economy.
I say, bend over, grab your ankles and kiss your feet goodbye.

I bought three sheets of 3/4 OSB subfloor and six 4X4X6 foot treated posts and a box of deck screws Friday.
$301.
Guy helping me load it on my truck said in a few years, All these folks building the big houses are going to have a rude awakening.
I think he is correct.

It is not just wood--Also had 3 sheets of plate steel--3/8x4ft.x24ft.--flakey rusty stuff--$6800

You would have to sandblast it to use it

son bought a pressure treated 6 x 6 , 12 feet long needed for my grandkids swing / play set
was $ 90 Canadian not sure if that was before or after tax , but holy moly !

Depends how deep their pockets are. Builders might readjust by going on a cost plus basis. On a job like that now. 6-7 million dollar property when done. Maybe more depending on how the market goes.

Talked to a friend that does job bids for a large commercial construction company. He said that his suppliers give him quotes for supplies that are good for 24 hrs. All their jobs are now time/materials, they are having to pull out of jobs that they bid 6 months ago, because there is no way they can do them, based on the cost of materials, and shortage of skilled labor.

I just picked up 3 pieces of lumber from Menards 3 days ago. Had to rebuild the floor in my roadside stand. 2-sheets 4x8x3/4 green treat plywood, 1-4x4x10' green treat stringer. $154.

Here is my reply to high lumber prices. It's woodmizer lt28 and John Deere 4320. Been very busy. we make what we need.
