Renting land for deer hunting

Anyone here lease land to deer hunters just wondering what the going rate is my place is getting overrun with deer I have counted as many as sixty to seventy in my one thirty acre field at times they do move around adjacent neighbor's property but I'm still over run with them I think someone would love to pay to hunt here just looking for suggestions thanks Rick
 
Biggest problem with renting for hunting if something happen you can get sued. If you let them do it for free and at there own risk less likely to get sued. I let a number of guys hunt my place and the only fees I charge is help with fixing and maintenance of the deer stands
 
Cousin does it. i think he charges 1200 dollars for 120 acres in the fall. Cash money....no suing then. You can reasonably screen people. He's never had a problem. wisconsin
 
I would never have people pay either. Just as Old said there is too much of a open door to get sued. I personally don't allow anyone to hunt on my property anymore. It gets to be out of hand. Threw the years I've had stuff stolen,woods caught of fire from a cigarette,etc. It is not worth the aggravation. I don't like the feeling of coming home to people I don't even know in the safety zone of my house holding a gun. You give one person permission and before you know it everyone brings a friend. And I'm here to to tell you your fellow sportsman can be the worst humans there are. I've literally had to go around and patrol the area and be armed myself because of getting threats when I'm confronting someone on my own place. Ridiculous. I have a lot of deer. They even do more damage then I like,but I'll put up with them before I do people.
 
As old points out make sure that legal issues are discussed with an attorney, and write permission documents.
I and other family members own a lake. We have a legal document that was reviewed and endorsed by our attorney. Each time an individual asks to use the lake (for what ever reason) the dates and times and number attending with names are recorded on that document and copied for records. We do not do that for family, just for friends and associates. They know the procedure, and it has removed our responsibility. We do not supply any equipment or boats or tree stands/blinds to eliminate all responsibility for those aspects. Jim
 
Hunting leases have become big business in many areas including my area.

More than likely, you will be able to find ads on CL if you look at the right time of the year.

Yes, you will need a proper lease and liability release.

Something else I forgot tot say. Any one who hunts my place HAS to call the night before and then they tell me which stand they want to hunt. I have something like 22 stands. First come get pick of stand. I do this some people are not walking up on a stand that already has a person t as a way to help keep people safe. Many of my stands are also set up so you can see the other stands if some one is in them and during gun season hunter orange is a most have on or no hunting. We have had many times where 2 or 3 people are out and due to the way the stands are set up each person gets a deer but yet there only 100-200 yard from each other. 4 5 deer come in and the first person takes a shoot which in turn open it up for the others
 
Don't know Ohio in terms of rights for landowners but an hour with an attorney who has some expertise in that might be money well spent. I'm changing hunters on my place as things are not working out with the current individuals. It may mean an end to a friendship but I do not want to be living in a cardboard box because something finally went terribly wrong.
 
Have you looked into a deer damage permit, aka nuisance permit?

In NY state a landowner can obtain a DDP that permits taking of antlerless deer out of season if they are damaging crops, presenting threat to human safety, etc.

For example friend owns a 100+ acre Christmas tree farm. Marauding deer love to munch freshly planted seedlings which is both disruptive and costly. She has a DDP that permits herself, her boyfriend, several relatives and my son in law to harvest deer out of season whenever they get out of hand.
 
This place is overrun with deer too. Hunters hunt all season, and never manage to shoot anything.

Don't know about "would love to pay." If you ask for money they just walk away and come on your land when you're not looking.

I put zero faith in any "legal" documents... Any two-bit lawyer can tear them apart in a court of law. Someone gets hurt on your property, figure on paying.

What does Missouri charge for out of state hunters and when is the season. Here in KS you can get a deer permit while you are in the week long rifle season during December. Can get one anterlered and up to 5 anterless. Years ago we had to apply in the summer and then wait to see how the drawing went. Got enough deer that they did away with it.
 
As per last years deer hunting guide book nonresident permit is $265 and that is for one and that is any deer. You can then buy more for antlerless at $25 each. I.E. this is for Missouri
 
What part of Ohio? I'm from SW Michigan and I'm always looking for more venison. I might be interested in a lease if it's not too far? Also do you currently hunt there? How's the buck size in your area/property.
 
Find a outfitter or guide service to rent it to. If they are good they will have a contract to reduce your liability and they should work with you on a managment plan to reduce your deer numbers
 
Barny ..... good advice, I hope others think so too. Start renting and then something happens ..... not much fun. Even someone hunting for free and signing a waiver ..... well you know what they say about a better use you could put that paper to right? Not sure what the solution is but renting out for hunting I'd stay clear of. I was hoping that maybe John T might reply to this thread.
 
The trouble with your plan is the guys who are willing to pony up the dough to lease hunting land aren't likely to shoot does.
Most of those guys want big horns and are willing to go a whole season and not shoot anything.
So you might end up with the lease money which is good but you'll still have just as many deer.
 
It comes down to the conservation laws in a given state. In theory as of late a person at least in NY does not have the right to sue if he has not paid for the right to cross private property. But we all know lawyers ache to make a name for themselves and our legal system is based on precedents meaning a first time for something to be accepted. I don't like hunters on my property period but the reality is when I am in my house I can't see what is going on most of the property and there is too much to walk to make it practical for me to enforce private property rights. For me it is pragmatic to have people that I should be able to trust to roam the acreage to keep others off. It did not work this last time with a friend but with the increase of hunters in the neighborhood I have to have it known my property is not open for a free for all. When the State of New York shows it wants to get serious about trespassing issues then maybe I can elect to have nobody down far off of the road.
 
In my area it works best to lease to a hunt club,get a good one and they will keep the individual hunters in line,run off trespassers,etc.If you have some prime deer hunting land and the deer are there during the season not just in the middle of the Summer leases can bring big money.The club should also have a good liability policy that will cover the farm.
 
One deer is enough venison for many of us. I donate does, but have to pay a processing fee ($70) for each one. Is that how it works in Minnesota??
 
charge a lease and then charge a deposit that is refunded after season if they do not do damage 99.9% will do no damage you can and will make some good friends in the long run . make a limit of who and how many will be hunting and get to know them and there car or truck .have a guy 70+ hunts on mine he spent a hour looking for a empty shell casing i asked him why he said i don't litter.
 
700 bucks a gun(person) down here and thats because we have good hunters who have been with us for years now. expect 1200 a gun in some places... They also get dove season and fishing in the tanks as well as year around camping and hog hunting. Any litter or problems and they are removed...
 
Some states, landowners make them shoot a doe before they can shoot a buck. Might be hard to enforce.

My best friend is a retired game warden. He brings his relatives from Nebraska. I built a hunting cabin in 1995. They help me work on things, then we have a big deer slaying, eat till you founder, set around the campfire, home made wine drinking all around good time !! No problems.

here in central wisconsin we have been double leasing some of our land out about 880 acres for hunting in addition to crop land , smaller tracts of cropland mixed with wooded ; some streams , about $20/acre for hunting ; $800/40; we draw up our own contracts with aerial photos of land leased /boundaries dates ,payments ,number of hunters allowed per 40 etc.great people; aways pay in advance of season.they also keep other wood be tresspassers off. no disrespect to others on here , but letting someone on your land for free does not release you of liability to lawsuit. here in wisconsin you are only not liable if you post your land properly with no tresspassing signs. ie. if someone goes on your land without you knowing and they get injured you may be liable,if not post properly.
 
Here in WNY we manage the old family farm for wildlife. We have 175 acres and 6 family member hunters who usually harvest 7-10 deer. We plant food plots, so have equipment. The time spent is considered recreation, but still figure each deer harvested cost us about $1000.00 when seed and fertilizer, equipment, deprecation, taxes and etc. are considered.
