Flooded basement.

Going to do a load of laundry before lunch. The cold water shutoff didn't shutoff. Why have floor drains when water runs away from the drain. Same with both garages. Water runs away from floor drains.
I don't put drain in pole barn and don't plan to put one in the new one either.

I have a simple rule, don't run an appliance unattended.

One time dishwasher flooded kitchen,. Same problem, water didn't shutoff. Good thing someone was home and got wet feet or things would have been worse.

Took 2 hours and 2 16 shop vacs to pick up water. Now fans are running.

So don't turn on an appliance if you are planning to leave.

The earth is accelerating causing the sloshing in the basement away from the drains, or the house was a side hill model, or the floor was made for 1/2 price. I will not guess. Jim
 
Can't tell you how many clothes dryer fires i have responded to where the homeowner left while the load was drying--I turned my dishwasher on once on a friday and left for the weekend--when i got home Monday it was still running--figured it had gone thru 128 cycles---no printing left on the dishes!!
 
My basement was built in 1943 other basement 1968.

I made a water sensor to shut off pump . Darn waterean away from sensor to corner of basement. When floor drys, that's where I'm moving the sensor.

Just glad I have a rule not to leave while it's running.
 
I bought 5 of these a couple months ago.

Someone on here had a kitchen flood because the ice maker leaked, decided I better do it, that was an omen!

Put one behind the refrigerator, under the dish washer, both water heaters, and the washing machine.

I attached the sensor to a small block of wood to hold it flat to the floor.

SUPER LOUD! But still if no one is home...

I found a leak detector with a built in micro switch. So you get alarm and I made a circiut to remove power from pump when micro sw closes.

I too have an alarm next to refrigerator.
 
Sounds like you need to replace the shut-offs as a first priority. Alarm will just let you know you're screwed if you can't stop the flow of water.
 
I do work for a company that does fire and flood restoration. One of the main job securities for me is a washing machine. More homes get flooded by them than anything.
 
Repairing a 50 year old Whirlpool will be a rainy day round to it job.

I will truck my dirty clothes to my other place down south. Have 2 washer and 2 dryers there.

We made a second laundry there when we added on, because we didn't want to go the basement to do laundry.
 
No way. I won't buy only half a house. I want a basement, tornados, ease of working on plumbing, best place to put washer.
It better store things in basement than garage. How many people store worthless things in garage and cars parked outside?

That's a crock . If the basement was done correctly then one should not have to worry about it . BUT on oold houses with cut sand stone foundation or one that was not done correctly then ya may have a water problem , if you set low or built on a wet weather spring , hill side you may have a wet basement . proper drainage is the key and having the floor slope to a common drain is a good idea . Sump pumps are only good when they can keep up with the incoming water and you have POWER to keep them running . I deal with a WET basement all the time as i have everything going against me , living on a hill , cut sand stone foundation , wet weather springs , run off that can get so bad that at times there is 8-10 inches of water running down the drive next to the house , now as long as the floor drain that is a little over 120 years old is open we get a little water on the floor . BUT let that drain get plugged with tree roots then it can get deep like waist deep as it has three times now in the thirty years we have been here . If i was twenty years younger and the OLD guys were still alive i would fix this problem with a new foundation and way better drainage. The ones that would come in and jack a home up are all dead and gone and nobody around here does that stuff anymore . There equipment and iron all went to scrap . But as for me i will keep a basement under a house . Makes fixen a leaking water pipe or sewer way easer then busten up concrete makes it a lot easer thawing a frozen pipe and stepping on a good old fashioned wood floor a lot warmer in the winter then a cold slab of concrete.
