OT: Cotton wood and window AC

I put aluminum window screen around outside of window air conditioners. Cotton wood trees would choke the conditioner real fast. I remove cotton with a brush.

I use window shakers in my rental units for many reasons.
1. Central AC increase property taxes.
2. It's not practical to have forced air. No place for air handler or trunk lines.
3. Best reason, if a Tenant smokes there's no way to get rid of the tar and nicotine from inside the air handler.
4. Before I install AC, I'll take them apart the bleach the inside.

Been doing that here for many years, but mostly to keep the skeeters from crawling through. One year the Summer was so hot that we bought a 2nd window A/C, but didn't get the screen installed on it. Stupid me! Less than a month later, so many skeeters had been chopped up by the fan blade and left to bake in the wet and heat of the A/C that the stench came right into the house. Ended up having to trash that brand new A/C. Was just too badly contaminated and not even pressure washer could get rid of the stench.

So now, not ANY A/C will ever be installed here without a full compliment of screen!! ...By the way, that same year, I discovered that it's not unusual for mosquitoes to be able to crawl right through the A/C and come into the house. They'd find the seam of the styrofoam and crawl into that, then exit through the vents into the house.

The screen also keeps out the fluff from dandelions, other (non-mosquito) bugs, and also grass clippings and leaves.
 
...And it don't matter if it's aluminum screen or the softer fabric screen. Both work well, but have to give a nod to the aluminum as it holds up better.

Also, some years back, these window A/C units started changing their design so that the water condensation produced would get caught in the lower tray, and the fan blade would spray the water over the condenser, helping the units to work. However, makes for some really nasty algae growth, so I now very carefully will drill holes to let that water drain. ...One year I screwed up. Was drilling up as careful as possible, but the drill bit (a very 'sharp' bit) went through the tray and barely touched the pressurized copper tubes, causing this MASSIVE hissing sound and large spray of refrigerant! Yup, you guessed it -- had to buy a new A/C. :shock: :oops: :oops:
 
I installed a mini split system this spring in my house 24000 btu heat and cool. House is 2000 sq ft works great, very quiet inside and out. Central air went out after 18years they wanted $6000 to replace it, mini split cost me $1800 and I installed it in a weekend.
 
I've been thinking of a split system but am concerned the inside unit, evaporator, is just like a window unit. How can I prevent the black mold and mildew from growing in the evaporator?
I must sanitize annually all my window AC before installing in the spring.

Central AC blows the air across the A-coil so no moisture comes in contact with the fan.
Window units and split systems pull the cold air into the fan. Just look at the squirrel cage in my post. Moisture equals black mold.
