New Home Construction

This is a 4 plex that was built in the last year.
New tenets have only moved in a couple of months ago.
This building was built by a contractor and subs of their trade so they should know their stuff.
The arrows are pointing to the window A/C they installed in the wall of each unit.
You can see the rear of the unit is about flush with the outer wall with all the side vents covered by the wall.
I wonder how long these A/C units will last with no ventilation?

John You would need to see if these are simple wall units. I have some units in my rentals that look like that but are actually made for wall mounting and do not have side vents at all. They do not stick past the eves on the houses I have them one. No noise when it rains. Also less maintenance.
 
If they used the proper unit that is designed for a thru the wall installation, there are no vents in the sides. You mount the sleeve in the wall and the ac unit slides into the sleeve. The sleeve I posted is shown with the solid panel in the rear which holds the sleeve square until it is removed after installation.

Big difference between window units and wall units. A window unit installed like that would fail, but the TTW ones are made to go just like that.
 
While it is hard to see in the cell phone picture these ae window units.
In person it is much easier to see this and I looked several times to make sure it was not wall units.
Look at the exploded view of the bottom unit that sticks out a little more than the top unit.
You can see some of the ventilation fins sticking out.

As you said, the place was professionally built. I'll bet they are installed as designed and will be fine. If nothing else the building inspectors and/or the financing bank would not allow such a glaring error.

And it appears the railings are not to code either.
The spacing of the horizontal "slats" are too much.
 
I love it! Not only do we have YT DOT inspectors on here, now we have YT Building Inspectors too! This place just keeps getting better all the time.

I feel window AC's need to be removed at once a year, taken apart and sanitized with bleach. Window AC's is a great place for mold, unless the tenants are smokers. No mold will grow inside a smoker's AC. You will need to use grease lightning to remove tar.

I've been using window AC's in rental's for decades. They are very cheap. Last longer than you would think with proper care. Assessor doesn't charge property taxes on them like they do a centrals .

Pet urine will cause the aluminum on AC's fins to crumble, especially on the condenser side.

Dust and insects will also choke condenser coils. That's another reason they must be disabled annually, remove mold and choked coils.
It's much easier to sanitize window units than a central especially if tenants are smoking more than cigarettes.
 
Apparently they must work.....so what is the problem? Unless I am missing something? As long as my neighbors mow there lawn, pay there taxes and dont beat there kids who cares.

Maybe the frame they are mounted in are some what larger.
And the typical mounting method is recessed closer to the interior since a window unit only needs about 2" of window sash to secure it.
 
Did you ever wonder if the tenants put them in? In your state wouldn?t they put in a central air system in new construction?
