Bought my Garages

This past couple of months I have been getting estimates on garages. Having contractors come out and tell me how much for a two car garages. What I did not know is that where I live that in order to get permits they all have codes to pass. Two have a garage built with concert floor in it will run around 6,000. to 7,000 dollars more. I started to think what I wanted this garage for and it is really just for the 1967 Mustang and the 1966 G.M.C. pick up truck. so I found out I could have Tuff Shed Garages for half the price. They have a wooden floor but there just for these to Automobiles. I have order them and hope to get them for my two nice cars. they are 12 feet wide by 24 feet long and yes there will be two of them. I wanted to keep my classics away from the working area of a shop. this will keep them out of the weather and protect them.
 
Maybe you don't have a lot of ground moisture where you are but in N MN if you don't cover the ground with a moisture barrier, even under concrete, a garage will be damp. A simple layer of poly can reduce this problem. A lot of folks with pole sheds leave the doors open because otherwise they have so much condensation dripping it's like rain inside, and eventually it will rot the framework.

If moisture is not a problem, probably crushed rock would be the least expensive way to go. crushed rock kind of interlocks over time, but rounded gravel always seems to roll under your feet. If you have a ready source for inexpensive crushed rock, about a 3" layer would do fine for parking your vehicles on.
 
My termite guy says that given enough time termites will eat treated lumber.

No thanks to wood floor.
 
I am curious why you would make 2 tiny garages, instead of 1 bigger one.

I would never want a wooden floor.
 
Russ -- I put up one of those temporary tarp-like 12x20 buildings one winter to park the truck in. You're right about the ground moisture. First time I went out to the truck, moisture from the ground had vaporized in the now-warmer building and then iced up EVERYTHING inside. It was a mess! *lol*
 
I am not a big fan of wooden flooring. Since my dad and grand parents had wood flooring in shops on the farm they have always worked out okay. we did not do any jacking up cars and car repairs ion it they did not give in. The problem is where I live in an area of open space and next to the high sierras. Getting permits for structures is hard and to be legal because fines are big money to pay. Cement I would like but the coast of 7,000.00 per garage unit and the permit for it another 2,000.00 each is out of my price range for me right now. If I had a single Garage I would have paid for a blue prints to submit for the permit to build it at what ever the coast to do it. would had these two buildings only going to house the classic cars. If wood flooring give in 20 years after warrantee is up. than I guess I am going to have to replace it with some thing else.

What is the code for building size? Here anything over 200 sq ft needs a permit...so you can build a 9 x 22 shed without a permit...build it yourself and save a lot of $$$$. I would set some poles in the ground and build off of them, gravel for a floor, side door located so you can get out of your car/truck. You are retired, right? Put your time to good use.

I think he pretty well explained it in his original post. The cost of a 2-car concrete floor garage was 2X + $7000 the cost of these garages, plus the hassle of permits and inspections.

These garages are prefabricated, hauled to the site on a truck, and dropped in place. My folks have one for Mom's car.
