Tenant and dog

A friend rented his house to a relative with two dogs. Now he is ripping up the hardwood floor and subfloor, dog pee. He is not a happy camper. Plans to fix up the house and sell it.

No way would I allow pets.

His first mistake was renting to a relative that rarely ends good.Wife and I just had a go around and evicted tenants on one of our rental houses over a couple Pit Bulls.
 
The guy who owns the fertilizer plant had the same thing happen,but the renter wasn't even related to him. He said "no pets",but it went right in one ear and out the other. Tore up new carpet,made a heck of a mess.
I'd burn a place to the ground before I'd rent it to anybody.
 
Then you have the tenants who swear they have no pets, so you rent the house to them. A month later you have occasion to ring the doorbell and the first thing you hear is a dog barking inside the house.

I once rented a house to a deputy sheriff. I had him read a clause in the lease back to me that said "NO PETS" so there wouldn't be any misunderstanding. Three days later he called me, said his brother had acquired a hunting dog and didn't have any place to keep it, and wondered if he could keep it. I bluntly asked him what he read back to me when he signed the lease. You can't tell me they didn't have that already planned.
 
I knew of a company that bought some farmland to hold if they needed to expand in the future. They rented out the farmhouse with a "NO Pets" clause. Later on they found out that the tenant was raising German Shepherd pups in the house from 3 adult females. They never let the dogs out of the house where they could be seen.

After they evicted the tenants, they checked out the house. It smelled so bad that they just had the fire department burn it down.
 
Had a rental house with new carpet. Rental agreement said no pets. Three month later drove by and there is the living room carpet out in the front yard. There neighbor complained to me about how bad the place look. I told him the next time you know they are all gone for the day set the place on fire. He let me down.
 
That raises a second question liability in my town with pit bulls you have to keep insurance and pay a fee. If something happens who's liable?
 
a man that goes to the same church we do will not rent out houses on farms they or sell buildings to someone else the y will bulldoze and burn the buildings.
he said sooner or later we had trouble with people living in houses that happened often enough we nuts to it.
 
It does not take a dog. I had some renters that were absolutely filty. Wound up evicting them. They left right after Thanksgiving. Thanksgiving leftovers were still on the table Dirty diapers everywhere. I have a 10,000 judgement against them. I have collected $ 0.
 
I my humble experience, "humans" can stink up a place/stain it/render it uninhabitable even without pets.
But that's why landlords like you or your friend get the BIG bucks!

While showing it a few years ago, it seemed like everyone that came to look had pit bulls. I would explain that it's out of our hands, and the insurance company would drop us in a heartbeat. One of the potential tenants offered to pay for us to go with another company. Mind you, this is the policy for the entire farm and the house is just thrown in on it. I politely declined and found someone else.

Had some tenants who trashed the place. we had to replace all of the carpet and vinyl, replaster some walls, and repaint the whole thing. One of the kids would pee in the corner of their room, seemed like every night with how bad the stain was.

We probably would have been as most renters generally have very few assets.They were supposed to have 2 small outside dogs.We don't allow any large dog breeds with a reputation for
being aggressive or mean and NO Trampolines.
