i learned a long time ago how to rent be very reasonable with rates and take the good renters only out of 13 places and 5 years we Are 2 months ahead due to people paying and then MOVING---here the highest rates ARE EMPTY AND TO ME GETTING zero IS A POOR AVG
 
Larry around here the "reasonable" rates are where you get the people that will remove every single thing that is not built into the house. Then they move every 3-4 months leaving behind unpaid utility bills etc.
 
I have been a landlord over 30 years, but I couldn't tell you how to pick good renters.
I have found "Those who work the system", know all the rules on evection in their favor.

I had an apartment house in Cooperstown a lot of years ago. And I always rented to the best of people with all the recommendations. They always went bad on me. What I did wrong I will never know. One tenant I had to Cary all winter as he didn't have any work in winter even had to finance him sometimes .But I'll say this for him he always paid me back the next summer. Why didn't I boot him out ? Because he lived like a hog and I didn't want to clean that apartment. As it turned out I had to any way and I lost a good paying tenant 6 Months of the year. LOL Then I accidently got a tenant in that was the kind that us straight people don't want to be around. Well let me tell you I never had a problem with him. Pay on time Clean all the time and Quiet stick to himself. Hey a darn good tenant Couldn't Waite to fill the place up with his friends and people of the like. Yep say what you want. even laugh at me, But the best going I ever had with that place. Was also glad to get it sold latter on.
 
My last renter. Rented to this guy and he has a girl friend with two of his kid and two by someone else. Went well for eight month until the girlfriends real husband gets out of jail early where he had been serving time for drugs. Next thing we know the cops are over there every night because of fights and the guy we rented it to gets throwed out. Now we have a couple living in our house with four kids and no contract. Told the neighbor some day when they are all gone touch a match to it.
 
NEKS- Although I emphasize with your frustration, that's not something I would post on the net. Your statement is out there on the 'net' and you can't recall it.

Now, if your rental happens to burn down by accident and you file a fire claim...I'm pretty sure any insurance company is going to look for any reason to not pay your claim. If they find your post...odds are, you may lose.
 
You got that right. I had one couple trash the house and disappear in the middle of the night three days before an eviction hearing.

I could have gotten a judgment against them for $7800.00, but my attorney said we'd probably just be getting in line behind someone else. He was right. I found out someone else had an unsatisfied judgment against them for over $4,000.
