What is the going price for 20 acres of none irrigated sandy loam farm land these day in southern Michigan area?

I just happened to see this CL ad a few minutes ago for an 80 up here in Montcalm County.
Seems high, but it says it's ready for pivots. We're assessed at around $2500 an acre up here.

If it is like around here the realtor will not tell you much by choice. If you have the time check out deed transfer records a lot of which can be viewed online with the right operating program. To be honest it is the best way to separate the bull from the truth. There is one guy out there near me that has about a half dozen different stories going as to what he has sold or will sell his farm for. As I have said before land quality at least here can vary greatly within a half mile. So the ground that sold "cheap" for X most likely is significantly inferior to the ground that sold for Y. I know of a land sale with info verified where the seller got Midwest type prices but the soils were of high quality, irrigation was practical, and BTO competition was fierce. Go 15 miles away in a lot of directions and the land sells for far far less.

Around here, even a 5 mile difference can make a HUGE difference in price. So location is extremly important

I am in central Indiana and I know there probably a big difference between here and there but a 23 acre lot of marginal ground just went for 12.5 thousand and a 105 acre piece went for 11,800 per acre. I have heard of higher but I can not confirm
