OT: pig house/barn

My dad has a Lester's 30x60 finishing hog barn that has been in use since 1979 until about 6-7 years ago. The building is in good shape, stainless steel feeders with extensions, newer gates and pit fans. I received an inquiry about the buying the building "lock, stock, and barrel"; to be dismantled and moved to a new site. I have no idea what the whole thing would be worth. I am sure the feeders, gates, and pit fans would have some value, but as far as the whole thing, I just don't have a clue. Does anybody have some direction, thoughts, or suggestions on what would be a fair deal? Thank you in advance!!
 
I would start by getting an idea of what a new building and other items would cost today. That way you wouldn't over price it or short change yourself.
 
There was just a older 24x80 Lester finisher barn in the local paper that the guy was giving away just to get rid of it and there is also a older 30x80 Lester finisher barn on my local craigslist for free. Both looked to be in decent shape. So I don't think there is a lot of value in the buildings themselves just the equipment in them. Both these buildings were in west central Mn.
 
I would think the cost of dismantling would be equal or maybe exceed the value of the material. Like you say, The equipment may have more value. What is the building worth to you as-is? That's where I would start.
 
Maybe you should think about selling the feeding equipment, gates, etc., and converting the building to storage. Almost every farm can use more storage.
 
That finishing building will have a pit under it to collect liquid manure and low walls.. Not very good for storage unless the pit was filled and walls raised.
 
The livestock equipment is probably worth more without the building. If you sell the building or equipment, consider your costs to remove the concrete and level the site, or include that in the sale price (in writing!!!). Also check what property taxes and insurance premiums you are currently paying on that building.

The buyer might be interested in renting the building. Keep in mind there will be extra traffic, noise at night and smells for your family to deal with, especially if the operator doesn't get the manure pits setup right.

A friend converted an old chicken barn (40 foot x 200 foot?) to RV storage. The low ceiling limits it to small boats and pop-up campers in the winter, snowmobiles and snowmobile trailers in the summer, and antique cars and tractors year around. He keeps it locked and only opens it by appointment. That means he has to stay nearby on nice weekends, but he is also there collect unpaid storage fees before anything leaves.
 

They are going to dismantle the building of I read this right? If they are get their money first with no return.
