Painting shop roof

This is my son's shop and as you can see the roof is in badly in need of attention. I was wondering what the best approach would be. Open to ideas, would like to do it right and have it last a while. There is only one small leak in the lower left hand corner. I haven't checked it yet but I think it is just a nail loose or something simple.
The sides are chalky wondering about them also but the goal is to get the roof done soon.
I wanted to add, the building is about 30 years old.

Check out the products this company has. You can insulate the roof as well as paint it. You can add tint to the product to come up with any color you want. I used the white coat on a metal building here in SE TX and it reduced the temps on the inside of the roof by 30 degrees.
Roof coat
 
1 pressure clean roof to remove lose rust. Then apply rust
converter its pricey but u dont need much then red oxcide
primer wich can be left as a top coat or paint then with latex
house paint . I paint for a living.
 
I've seen a lot of rusty metal roofs coated with aluminum roof coat. They seem to hold up real well and last forever after the coating is applied.
