Labor, trim, lumber costs for barn tin on a farm house

A few days ago I asked about colors of tin roofing for a farm house. Thanks for all of the replies. I am going to go with a medium to dark gray. I have decided that white houses need some color on the roof that contrasts with the siding. I have seen this dark gray on several houses and I like it. My question is about the cost of the labor, trim, and firing involved in roofing just to make sure the bids I have received are good enough. I know what barn tin costs, but what is the typical labor cost to install a square of regular barn tin? Also, is there a magic formula to calculate what the trim and firing might cost? This main house roof has 18 square with two valleys, steep, steep pitch, two story house. Attached garage and a porch is 8 square. Porch and garage are not steep or high off the ground. Any ideas on labor, trim and lumber costs are greatly appreciated. Thanks.

As a rule of thumb, you can figure cost of metal roof labor = cost of materials, or at least thats how it works in our area.

LAA has it pretty close. You can just about double the steel material cost and have the total cost installed.

As for using regular old barn tin on the roof. I would look around at your options for the different types of steel roofing. Most are not just regular old barn tin.

I don't know if you can get this in America. Many use this tile profile tin on stables etc around here to make them look more 'WEALTHY'.
It looks better than corrugated and is about the same price.
It might be an idea for you?

I agree, as a rough estimate I always used 2X the cost of materials, for the cost of labor. Do NOT forget to install the best quality high-tech underlayment you can, I recommend one of the modern high-tech underlayments. And you"ll find out, the cost of allthe trim pieces / end pieces / ridges / flashings is high too.

I just had standing seam steel installed. Most houses get standing seam, so there are no exposed fasteners. I did the tear off, and installed synthetic roofing felt. Roofer installed all metal roof, but no fascia or gutter. Cost was $600 per square. He seemed pretty confident that it would last longer than me, and I am pretty young.

Hal, I just googled 'tile profile roofing' for this picture. We have firms in Northern Ireland with all different rollers for profiling tin. Some are even more 'real tile' looking than this. Some firms roll it long ways and some roll it that you put the tin on across ways....your choice.

I just had a barn done, 40 squares. Old roof, most of the rafters and sheeting was removed by the wind so that wasnt an issue.

50 year warranty galvalume $60.00 per square, $2400.00

Sheeting and rafters, $1400.00

Labor $3200.00

Added in another 1000 for barn posts, and 2000 labor for jacking up the barn and replacing. All in all I felt pretty good about the price and the job. They did the house 2 years ago, ended up 1800 in metal (galvalume) for 30 squares, 1800 in labor, and 840.00 in lumber and screws. Trim work was extra.
