Maybe no one want's to rent it. I was helping a friend this summer and his neighbor told us he had a hay field that needed made near my farm. Friend and I both farm so we are interested. prop owner said he had farmer neighboring field make the first cut but he didn't cut it again. neighbor put on fertilizer and took 2/3 of the crop. prop owner got 1/3 of crop put in barn (as per their agreement). I realized that he was trying to breech any agreement he had with the people that mowed it, so I ride past the field, no wonder they didn't mow it, there is nothing to mow, it didn't grow from lack of rain. After seeing how that guy operates I can see why no one would want to rent ground from someone like that. All he was is some city boy with money turned horse farmer and has no concept of honor, respect or upholding an agreement.

I should have known after he asked me what spray would kill broadleafs in his hay fields where he lives.
 
Looking at renting a farm right now that is coming out of CRP. I really want the acres but now we have all these property owners who are used to seeing grass growing and that's all they want you to grow but still want you to match the CRP money. Sorry, switchgrass isn't going to cut it.
 
Guy near me who is a freind has about 120 acres coming out of CRP neat year. I talked to him about renting it and he thinks he's going to plant corn and 200 BPA without any inputs on sandy loam becuae it hasn't been farmed in 20 years. He's trying to talk me into plowing and planting for him but that aint going to happen anytime soon. I told him sure, he pays fuel and 20 dollar a hour. Then if he gets it planted he's going to have to hire someone to combine it for him. He has no idea. He's apt to get 80 BPA if he's lucky.

Rented a farm two years ago that had been in the CRP for twenty years. The ground was pretty good farm ground when it went in. It was terrible in lack of nutrients when it came out. It took four tons to the acre of lime. The nitrogen levels where just about in the negative range. I put more fertilizer on that ground than the continuous corn ground we have. It yielded 20% less than the continuous corn ground the first year. This last year it was just a little lower. I just got this years soil test back. It is calling for two ton of lime this year.

Those weeds and grass growing for twenty years sucked all the goodies out of the ground. I am glad I have the farm on a 7 year contract because we have lost money the first two years on it.
 
Could be any of...

1. The owner's a ba$tard and nobody wants to deal with him.
2. It's CRP ground.
3. The owner wants too much $$$.
4. The owner is holding out for the "big score" housing development.
5. Nobody can find the owner to ask.
6. The owner thinks he's going to farm it himself.

There's probably 100 more reasons beyond that.
