Tin Roof Prep

I inherited a small piece of property with a metal shop building 24' x 24' with a attached 8'x 12' office. It has a tin roof that has never been coated, but doesn"t leak. all the tin is dark rust color. I want to paint/coat it and looking for opinions on prepping and what to use to coat.

I just built a new well cover with used roofing tin. I plan to paint that cover with common, ordinary aluminum paint. Probably will wire brush the worst rusty areas and then just apply the paint and call it done. I've also seen mobile home roof coating used on those rusty, tin barn roofs.
 
I use Rusty Iron Primer made by Rustoleum which stops the rust process then after a week of drying apply any paint over it. If you don"t stop the rust it will come through the paint in two years.
 
about 3years ago; i decided to paint my metal roofs. I called a spray paint dude. he shot me a price on the fancy stuff to spray with and i said; it'd be cheaper to put on a new roof.

so i did one roof with that. then i had him use oil paint on some wood buildings. one of those buildings had a corragated tin side and had him spray that, also. I kinda liked how it looked and we had paint left over; so i had him start spraying all the rest of the roofs with it, (without any prep work) that i hadn't been able to afford the handy-dandy fancy paint on. to make a long story short; today, 3years later, the fancy-dandy roof paint with primer is going to need to be repainted, soon. the oil based barn paint on much worse looking roofs when we started; still looks great. take this info with a grain of salt; just thought you might like my first hand experience!
 
I would pressure wash it then cover it with the high price but long lasting Kool-Coat which is a newer fancy plastic type coating that is said to last years. Cost is around $80 per 5 gal but have been told it is real good. Wish it had been around back when I was doing roofs when I worked for a guy who did siding roof repair etc sure would have saved a lot of work
 

Spray with asphalt base aluminum paint ,lasts

7 to 8 years . The silver trailer coating is

good for 2 years at best. Built my machine shop

in 79 ,first spray in 84 ,and every 7 or 8

since . always still looks good at 8 years.

I've heard of using white vinegar to etch a galvanized roof before painting but have never tried it. The funny thing is that the local steel yard has pre-rusted sheeting that goes for a premium price - the flatlanders that have built new places down towards Ridgeway, Telluride, etc. use it to make new construction look old so they 'fit in' better. Go figure :?
 
i do this for a living.you need to wire brush the rust to stop the activity, this kills the rust.if there is a lot of dust , wash it with water. let it dry a day or two. now you need a good fibered aluminum roof paint.mine cost me about 65 per 5 gallon bucket.brush it on , but not to thin. needs to be fibered to seal any pin holes or cracks.the one i started today was last painted by myself in 2002 and is just starting to show rust.
