That worked out well. I'm sure he didn't get it by going in with a grouchy attitude. You have to make them feel as if they should be on your side.
Sometimes they try to slip increases through with out any basis, If half of the people grumble but don't appeal they get more money and have only upset half the folks. I think they believe it's the half that won't complain to their face AND probably not vote. I know in Northern Michigan and Wisconsin property with seasonal owners tend to get more increases and scrutiny simply because the owners are less apt to be around for the appeal process and don't vote locally.
After thinking about this, and maybe it makes no real sense, but with all these municipalities raising assessments, do you think they do it because a high percentage of people don't dispute it, then when they do, they often times reduce or revert to the previous value, which a person could have also disputed, so the tax payer feels good about the reduction, but obviously won't be back to see if the previous or original assessment could be reduced. So they raise you, those who dispute get it reduced, and are satisfied. It sounds silly, but what actually goes through these peoples minds when they raise the pot on your poker game ? They're all up to no good LOL !!!

I think your spot on. Our township did that. They scheduled 6 nights for 3 hours each for board of review. Included a note that more times can be scheduled if needed. The assessor told me 2 nights no one even showed up to protest. Tells you something if only 10 or so people show up out of an entire township. They reduce those 10 people but they win and win big on the other 4900 who did not show up.

Wait for the confirmation letter from the authority that actually makes the adjustment in the tax records. Then make sure the tax records actually reflect the right amount.
They're up to no good, just like parking tickets, traffic infractions, most pay without question.
The thing is, its getting lop sided, most people support our country and pay their taxes, and maybe grumble about it, but whether its corruption, or the cost of services, doing business as a municipality, escalating costs being passed on are getting so lop sided, hard to believe a person would not attend the board meeting.
I used to think that when taxes started becoming ridiculous and seemingly unfair, you just have to meet the demand, somehow do better, if you want what you have, your farm, land and similar, problem is working harder, doing extra work and whatever you can, may not cut it, a person can do only so much, but its real easy to raise the price on something.

I have a friend of mine from the UP. He has been a troll for 30 years. He and his brother have identical 40 acre parcels, right next to one another. 30 years ago, the appraisals were equal. Now his is 2x his brother's. That's the cost of having a downstate mailing address.
Now that was easy wasn't it? Pretty amazing when you overload them with paperwork how bad you can scare the heI_I_ ot of them!
No doubt they just didn't see any reason to go up against ya'll, figured it would be too much trouble.

I still think they saw ya'll rebuilding that tractor shed after the old one failed and figured you were updating many other things and would never notice the SMALL increase!!!
