Well we had the inspection today.Engineer said right off,yes you should be worried about a flat roof house.After inspection the results were as follows.He said the house was built like a fortress,(cinder block),the roof was put on in 08,and its the best roof(epmi membrane)that you can buy.Warranteed for 20 yrs(have contract).When roof was replaced owner asked about insulation as heating bills were quite high.Roof has been insulated and heating bils have decreased 66%(info from local energy supplier).So it looks like were in(livin on the edge).

On the other side of things I just wanted to say that while we had the farm for 15 yrs(after leaving the city)I wanted to thank you guys for all the pointers and tips I have learned from these pages and its members.I dont think it matters where I live I can always count on you guys for help.

It is a fine looking home.
One thing though, if I may, Those front handrails are hideous.
I don't know if you need them due to age, code or insurance requirements. But if you can get rid of them completely or at least go to a simple steel pipe the house would look better.
 
Only because the white contrast seems to not fit in with the rest of the decor.
Besides when coming home p....d to the eyeballs, one can find the front door without spending the night in the flower garden.
 
Look at the freedom you'll have... The big bad wolf (or tornado) won't blow your house down. No siding to worry about, just a fresh coat of paint on the stucco as you need it..are the inside walls stucco over the blocks and just painted also?? Nuttin wrong with them rails, only thing I would be concerned about is no place for me and the dog to sit :roll:

Google something like "living roof" or "green roof" to help out even more on the insulation and give you a source for fresh herbs and wildflowers...

A real beauty. Aluminum hand rails with tube rails of 2" dia. and vertical ballasters of 1/2X1" solid would be contemporary with the 1930 era European architecture. Colonial white is so far off it defies comment. Jim
 
You might be right, the color doesn't help.
For me those clunky handrails just seem out of place with the otherwise spartan facade of the building. I would probably just replace them with simple pipes and paint them the color of the house - make them visually disappear. I would do something with the door too. Leave it white and paint the trim to match the window trim? Not sure about that. Sometimes it takes a couple of trys with accents, color, etc to get it just right but I have learned that small details can dramatically improve the curb appeal of a building - just like how small details can sometimes make a good looking tractor look great.
I do like the looks of the house even as it is.
 
Interesting reading what everyone would change on it. I sold a house one time that the realtor strongly suggested I paint a nice earth tone color to help it sell. I also had pretty nice landscaping around it with a nicely shaped Colorado Blue Spruce tree about 15 ft. tall in the yard. House sold right away and the first thing they did was paint the house white, tear out all the landscaping and the guy called me and wanted to know if I wanted the spruce tree. I called the tree mover right away and had it sitting in my new yard that evening. I had good Anderson windows in it also and he replaced all of them with cheap vinyl ones. The shingles were a heavier type that had a lot of life in them yet but he took them off and put cheap fiberglass ones on. So don't get to excited about what others tell you. Make it look like what you like and enjoy.
 
Heard of a couple selling a house, were told the tile floor in the kitchen would not sell! $15,000 later (must have been some floor) they had the new floor in. Buyer promptly installed a tile floor in kitchen! Real Estate people are somewhat like weather men-right some of the time!
