Land owner/cash rent?

South Central IL.....WE put lime on after BRB`s were made thinking like usual, its gonna be baled again...fix the Ph. Wife & I talked about it & we`re gonna cash rent(only 10 acres, so no biggie....BUT, it IS for us!).
We`ve got a big farmer that actually wants the acrage, I`m sure parcially because he`s right there, adjecent to our property. Here is the question - Since we are cash renting, we really think that he should AT least pay half that lime bill ...since it is improving his bottom line, not ours..... BTW he would not crop share which would have made it more okay in our mind, being the lime benifactor. Along with rent, We really think he should, At least pay half the lime bill. What are your thoughts???? Appreciate any help. GAS
 
A lot depends on local custom. You can always propose any kind of agreement you want, and he can always say yes, no, or maybe. I am from Nebraska and there are figures available from the Extension Service regarding the average and range of cash rents. I have a year to year contract that stipulates a few things such as some dirt work, maintenance, etc. For 10 acres, I would assume the big farmer is not going to be inconvenienced much. Kind of depends if it is a long term arrangement or just for a year.
 
Lime is not an immediate payback thing, like fertilizer. Put it down one year, get the payback over several, nothing the first. And 10 acres? Even with the smallest BTO- it"s just a few rounds.
 
Is he going to plow the hay field under and plant corn? If he is going to make the hay it is more of a sale of standing crop. Difference in price (higher) and tax treatment than land rent.
 
When we first rented ours out on shares, I paid half the fertilizer bill.

Then the renter and I got into a squabble about chiseling the ground. He didn't believe in it, and I did from personal experience of farming that particular land myself. I finally told him, "Screw it, I'll cash rent it to you and you can do whatever the he11 you want".
 
Most land renters here pay cash rent and furnish all fert., weed spray etc. Also if you can get $50 an acre you are lucky. I get $40 and renter does everything he wants as far as fert. and so on.
 
MJbrown, you ARE correct! I think he said chisel plow(?)...same as start from scratch....corn then....well, had like a 2-3 year plan. IF, he doesn`t want to "help us out for the lime bill" ...& he ALready said he`d do 50/50 hay....he`ll be hay`n it!.....I`ll be Damned if we should pay for HIS bennifits for the next 2-3 years! This week I`ll be getting in touch & finding out HIUS mindset.
Its perty funny my `lil post ,created the "cash rent" "STIR"!
