Renting out hay land

Just recently sold the last of the cow herd after 49 years in the business. It leaves me with about 35 acres of hay ground not suitable for row crops because of too much slope.

A neighbor has asked to cut hay from this ground and is willing to fertilize according to soil tests. Its productive land and will easily produce 3 tons per acre the first cutting. The question is, what is a fair price per acre, or bale, 5x5 rounds?

You did not say where you are. Hay ground around here is renting for $100-150 per acre.

One way I have seen is to take the value of the hay and the land owner gets 1/3 of the gross. That is if the land owner provides nothing but the land. If the land owner provides barns, fertilizer, etc. Then it is usually a 50/50 share.
 
If someone is doing mine, I wont do better than 50/50 with me putting on some P and K each year and them putting manure on. If Im going somewhere to do some I wont go better than 80/20.
 
Must depaend on the area. My most expensive hay ground is $50/a. Corn ground goes for about $100.
 
N. Texas: Last time I paid was several years ago and it was $14/A/yr and was utility grade land and no land owner support.

Our hay doesn't seem to be high enough to pay for the fertilizer. My son has been getting hay ground from free to 20%. For the free we mow their crp, which is more acres than the hay. Some people are so are glad to get it mowed once a year, they will give you the hay. Vic
