just bought a 1/16 acre strip of fruit trees for 400 bucks... Just got the bill for notary etc for 250 bucks.... nothing is free.....
 
Not bad at 6400/acre. There are a couple of big dairy farms in the thumb of Michigan, mostly old generation Dutch, paying 6000+ acre on 100 acre plots.
Not sure how they got pockets that deep, but the average small time guy can"t touch land over there.

Rick, I'm seeing the same thing, I'm thinking that we are about to see the "Farmland Bubble" burst. I'd like to believe that my farm really is worth $6k an acre, but reality is, closer to $1,200. As soon as the farm subsidies are eliminated, auctions will skyrocket and prices plummet. Farmers trying to re finanace will be done. Shame, but that's the way it goes.
 
ex sis in laws never charges for notary work......glad she still like the family after her the the BIL split.
