This is something that is hard to get answers for. Grandma called my wife...Wondering what is the going rate for rent in and around Brown County MN. Thanks
 

I'm a little north of you.....like half a state....LOL Near Fergus Falls. This is really the wrong place to ask that question as only people in that area can tell you due to soil and size. Where I'm at 50 an acre and 30 miles west of me in about 175. You go from rolling hills and broken up fields to the flats and deep rich soil of the Red River Valley area. I'd try talking to several realotors in that area, they should know.

I'm gonna assume it's good farm land that grows corn & beans here.

Is this on the sandy side of Brown Co or the darker, clay side of Brown Co?

Good land that the neighbors brag they get over 200bu an acre every acre you can bid out every year and get close to $350 an acre, but you will be dealing with slippery folk, that will run down the soil & move on. Hopefully you get paid.

A good long term renter that helps you out, takes care of the ground, pays you on time, rent is around $200, maybe $250 right now.

If you are on the sandier ground in the county, it can be about 1/2 of those numbers.

If it is a small,irregular, or poorly drained field, or surrounded by trees, again at most it would be 1/2 of those numbers.

Really, one would need to see the land,to know. As well as how you are doing it - long term deal or just by the year, maintaining fertility & mowing waterwats and maybe helping out with snow on the driveway in winter, or just come in for a year farming, take care of nothing but give you money....

So those numbers are just rough, round, starting ideas. Land rent is one of those closely guarded secrets. _everyobe_ thinks they know what is being paid at the local coffee shop, but I've heard now that a neighbor farm rented for $300, $370, and $400 'for sure' from 3 ifferent people.... ;)

Watch the realators. They often get a percentage when selling land so they will promise the old lady they will get them half again what its worth just to get the business then sell for less to the first guy with cash before you can get to town to see your banker. Current renter be damned. Why not check the the courthouse for the tax value and compare to your own land?
 
I agree with 730Virgil, but, I can't see any
loan officer at my local bank knowing anything
except the price of a coffee drink at Starbucks.
Try the County Agent!
 
from northwest iowa...average dollar an acre here now is 400 - 450 an acre...some just went the other day tho for 600..not sure how there gonna turn a profit on that but goodluck to them
