Back in March, I started a remodel project on a porch on farm house we rent out. There were too many single pane windows, the window sills had gotten rot in them, and the outside corner had settled about an inch and a half.

I jacked the corner back to level, and basically took both walls out and started over. I moved the main entry from the west side to the south, and took out the old sidewalk and poured a new one. The righthand door had to stay. That's where the steps are going to the basement, and where the furnace, water heater, etc. would need to go in or out.

Got 'er almost done, but a new roof is still in the plans for this year. Then do the rest of the house in vinyl siding in a year or two.

looks good. Here in NY the tenets will tare them up faster than a person can fix them. That's why I got out of the rental business.
 
And it's usually dogs that tear them up.

That's why my lease has one clause that says absolutely no pets, and another clause that says if pets are found on the premises, the lease will be declared null and void and the tenants will be asked to vacate.

I hated to lose the renter that left in March, he was a good one. And he was dug in with no intention of moving. But-his company made him Vice President of a subsidiary in Colorado, so he was gone.

Over the years, I've only had one really bad situation, where a couple disappeared overnight two days before an eviction hearing.
