The sassy answer would be what someone's willing to pay !! The truth is determined by what model Lo-Boy, where you're located and condition. You might start by searching the archived ads on YT to give you an idea. It also depends on how many implements and their respective condition. A good Woods mower is usually somewhere around 4-500 depending again on the above variables. C

It ain't sassy, it's true: The value of a tractor is what the buyer and seller agree on.

All we have is your short verbal description, which is open to interpretation, to go by. We don't even have pictures.

You say, "good tires." Do you know what a good tire looks like? Some people think just because they're round and sorta black, they're good.

Then there's, "clean." Anybody can pressure wash a tractor before they sell it, and they usually do because they don't want the buyer to find out about the tractor's sins until they get it home.

Unfortunately you're expecting a precise answer from imprecise information. It's not going to happen.
